Director of Trades and Building Systems Job Description : The Director of Trades and Building Systems will assume technical responsibility for directing the multi-trade maintenance personnel in the completion of maintenance, repair, and alteration to college spaces. In this role, they will assist in managing the operational budget. Duties include drafting and soliciting proposals for services and repairs, as well as overseeing the execution of awarded contracts. This position requires consistent communication with the campus community regarding system performance and responsibilities. The individual will promptly address issues, ensure work is completed safely and properly, and provide regular status updates to both customers and the CFO. A broad knowledge of HVAC, carpentry, plumbing, pipefitting, and electrical trades is essential. Adherence to College safety policies is mandatory at all times. Additional responsibilities include participating in the recruitment and hiring of technical staff, supporting employee development, and providing constructive feedback to improve performance. This role is designated as a core essential employee. Essential Job Functions : 30 % A. Trades Supervision and Work Execution : Safely and effectively recruits, trains, leads and schedules journey-level maintenance across a wide range of building systems and components, including HVAC, plumbing, pipefitting, electrical, painting, carpentry, and mechanical disciplines. 30 % B. Systems and Contractor Management : Manages the maintenance and repair work for the campus wide HVAC, plumbing, mechanical systems and electrical work including oversight of outside contractors. Ensures that all systems and employees remain compliant with OSHA, campus safety regulations, local, state, federal and other agency certifications and regulations. Assists in the management of the operations and renewals budget in these areas. 15 % C. Project Support : Works independently off work orders from the work management coordinator and assists other trades personnel with complex project work. 10 % D. Procurement Support : Drafts and submits Requests for Proposal (RFPs)for equipment and services related to the HVAC, plumbing, and electrical systems. 10 % E. Preventative planning and execution for HVAC, Plumbing, and Electrical shops. 5 % F. Energy Management Solutions and tracking utility rates and projects, including solar, lighting, and geothermal projects campus-wide. Education : Required : Associate's degree Preferred : Bachelor’s degree. Grade 3 or better Maryland Stationary Engineers license or ability to obtain this within 6 months of starting in the role. Professional Experience : Required : 5 years of experience in professional trades role, expert troubleshooting capability and the ability to analyze equipment performance issues. Possess ability to understand technical drawings and equipment service manuals. Experience managing staff. Preferred : 7 years full-time experience with complex physical plant facilities including HVAC / R, carpentry, plumbing and electrical systems.
