What this job involves :
Maintenance Planner / Scheduler role is in support of the JLL Asset Management journey towards a World Class Maintenance organization. This industry standard role provides more efficient means of managing facilities maintenance and associated maintenance labor, freeing hours for additional business priorities. Planning & scheduling for all maintenance and operations encompassed in the CMMS tool are to be conducted using current CMMS system application and standardized business processes.
What is your day to day?
- Using industry and client best practices, plans, schedules, coordinates and assigned all frequency and work type maintenance activities for group or team of responsibility
- Optimizes maintenance inventory by balancing work load to labor availability
- Complies with all client CMMS standards and specifications to ensure database integrity and standardization
- Manages asset maintenance parts ordering process (MRO) for assigned team(s) and optimizes efforts through PM Auto ordering where applicable
- Creates all asset-related purchase requisitions
- Collects data and collaborates with operations team to optimize maintenance programs.
- Maintains maintenance record compliance to CMMS and Maintenance business process standards and specs through periodic data auditing
- Maintains liaison with facilities technicians and other management regarding work execution, necessity of altering schedules and manpower status
- Tracks all asset information, including spare parts and documentation
- Arranges for special tools and equipment
- Tracks all asset information, including spare parts, documentation and Booked Labor
- Continuous improvement of the work planning and scheduling process through the review and use of maintenance metrics, analysis of work order flow, project demands and expectations.
- Submits and document database record changes using client CMMS change request system
- Regulate Critical Environment facility management services to prevent business impact and equipment downtime.
- Establish objectives and processes required to maintain critical infrastructure at optimum performance.
- Identify open, unscheduled and / or unassigned work by running prescribed work order query in Assignment Manager
- Provides weekly reports to facility managers, identifies risks and gaps and provides resolution plans.
- Builds object structure in CMMS.
- Develop / maintain and update standard operating procedures for CMMS / Storeroom operations.
Demands and Work Environment :
Physical ability to walk jobsites in uneven terrain.Provide personal transportation for meetings and job visits away from the office; reimbursed.Requires ability to make routine physical visits to jobsites, customer events in construction and other environments.Desired experience and technical skills :
Required :
Five (5) years of experience in facilities, requiring strict planning and scheduling protocols for operations and maintenance.Experience in planning and scheduling the work of hourly employees using CMMS systemsAdvanced knowledge of Microsoft Office Suite (Excel, Visio, Outlook); working knowledge of SharepointKnowledge of commercial HVAC, electrical and plumbing systems and equipmentClient service-oriented attitudeExcellent verbal and written communication skillsStrong organizational and prioritization skillsAdvanced computer skillsPreferred :
One (1) year+ of experience in a Critical EnvironmentBachelor's Degree in an engineering or managementExperience with SQL or OracleExperience with report writing or generating softwareLocation : On-site Abilene, TX
