Responsibilities
Post payments and income accurately, timely, and efficiently from all applicants, current residents, and non-current residents.
Process and reconcile daily accounts receivable.Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.Post charges to resident and non-current resident accounts; include utility billbacks where applicable.Handle end-of-month closing procedures and reporting.Maintain accurate records and audit resident files for accuracy.Walk units and post move-out charges, statements, and security deposit refunds.Personnel ManagementRegular / daily onsite attendance is required.
Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.Provide ongoing training, coaching, and guidance to ensure staff effectiveness and compliance with Asset training benchmarks.Promote harmony and quality job performance through supportive leadership.Ensure staff compliance with company policies and procedures.Strategic leasing management and effective leasing techniques, follow-up, lease signing, and documentation accuracy.Implement marketing strategies per the annual marketing plan.Address resident complaints, concerns, and requests to ensure resident satisfaction.Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter).Show, lease, and move-in prospective residents.Administrative ManagementProvide excellent customer service and monitor service request turnaround and maintenance responsiveness.
Maintain property appearance and ensure timely repairs through regular inspections.Assist with supervision of business functions related to operations.Plan and utilize property resources, equipment, and supplies efficiently (e.g., obtain bids, manage vendors, address inadequate service).Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred or two years in housing, or related experience; or an equivalent combination.Ability to perform onsite software functions; basic computer skills required.Basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regularly required to stay in a stationary position, communicate with others, and perform repetitive motions; occasional lifting up to 25 lbs may be required.Occasionally required to move about the property, ascend / descend ladders or stairs, operate equipment, and work in various environments including outdoor conditions.Salary Range : $21 per hour to $25 per hour
