Preconstruction Manager (Richmond)

In this position, you will lead the preconstruction phase, managing RFPs, estimates, design, BIM, procurement, budgeting, and client relations. • Responsibilities : Provide conceptual budgeting tools to support Business Development efforts.
• Coordinate and lead the estimating process, including document reviews and bid reviews.
• Manage vendor and subcontractor relationships.
• Assist in contract review and risk management for preconstruction activities.
• Identify and price cost impacts, value engineering exercises, and client-requested changes.
• Act as the project manager during preconstruction, overseeing design coordination, material releases, and construction budget management.
• Train and mentor team members, delegating tasks effectively.
• Ensure accuracy in deliverables and lead estimate reviews.
• Collaborate with consultants, subcontractor partners, and clients to coordinate design activities.
• Guide project managers to ensure compliance with specifications, codes, and client requirements.
• Must-Have Skills : Experience in electrical contracting and MEP coordination.
• Proficiency in electrical estimating and project budgeting.
• Knowledge of ConEst, Google Workplace, Excel, and Bluebeam.
• Experience managing design-build projects.
• Demonstrated ability to work independently and train team members effectively.
• Strong communication skills, including confidence in project interviews.
• Nice-to-Have Skills : Five or more years of experience as an electrical project manager.
• Bachelors degree in Construction Management, Business, or Engineering.
• Familiarity with advanced BIM coordination tools.
• Experience working in the Data Center Construction sector.
• Knowledge of industry best practices and innovative preconstruction strategies.
