Position Overview

Our Maintenance Technicians provide a wide range of repair and maintenance to the common area amenities and to community owned homes. Service may secondarily include supporting groundskeeping. The position objective is to create an attractive setting for residents, preserve the community’s physical condition and eliminate potential hazards. An “ownership” attitude is important, with pride in the appearance of the community and in service to residents.

This position is full time. Working hours are generally fixed after agreement with the Community Manager.

Responsibilities

  • Maintain roads, driveways (common area and tenants’), parking areas, signage, fencing, community buildings and other common area amenities.

o   May include preparing and protecting sites for specialist vendors (pavers, painters, arborists, plumbers, etc.).

o   May include snow removal, with hand shovels and / or plows mounted on vehicles, and salting walkways and roads.

o   May include painting and staining common area amenities.

o   May include repairs to doors, stairs, walkways and other building elements.

o   May include pool cleaning, water sample testing and chemical treatment.

o   Maintain hand tools and mechanical equipment.

  • Enforce community standards.
  • o   Inspect the community daily. Remove trash from all common areas and identify maintenance issues.

    o   Inform Community Manager of tenants’ rules violations and monitor tenants’ corrections.

    o   Follow the operating standards described in the Company’s operating manual and Team Play Book.

    o   Assure operations follow the standards described in the Company’s operating manual and Team Play Book. The safety of team members and residents is paramount.

  • Repair and refurbish community-owned homes.
  • o   Repair fixtures including sinks, toilets, water heaters, faucets; and improvements including stairs and walkways.

    o   Repair electrical, plumbing and air conditioning systems in community owned homes and community owned buildings. May include replacing water meters, repairing PVC pipes, identify drainage issues and cleaning sewer lines.

    o   Perform or assist third-party contractors with home turns following tenants’ lease expirations. May include trash removal, carpet cleaning or replacement, patching walls and painting, cabinet repair and other repairs.

  • Maintain lawns, bushes and trees with scheduled watering, mowing, trimming and other care.
  • o   This scope of work will be assisting the Groundskeeper(s), if any.

    o   May include raking, weeding, edging and minor tree trimming.

    o   Workload may vary depending on growing season.

    o   May include annual plantings and removal of dead or damaged plants or flowers.

    o   May include maintenance of pest control devices.

    o   May include programming irrigation timers, adjusting and repairing sprinkler heads, winterization.

    o   May include on-site water well maintenance and wastewater treatment plant operation or assisting third party vendors.

    Reporting

  • Maintenance Technicians report to their Community Manager.
  • Qualifications

  • At least one year of comparable work experience in a professional setting. More experience and professional skills are preferred.
  • Physical capability to perform the work is generally described here, notwithstanding the Company’s accommodation for disabilities. Much work is outdoors and so will include exposure to sun, heat, rain, wind, cold and other potentially adverse conditions.
  • Licensed and able to drive locally. Able to operate riding mowers and golf carts.
  • Fluent in English. Proficiency in Spanish is welcome.
  • High school graduation or GED expected but not essential.
  • Compensation

  • Annual base salary is highly competitive in the local market.
  • On-site housing may be provided if desired by the candidate.
  • Quarterly performance bonus based upon criteria mutually agreed to by the Company and the candidate.
