The Director of Pre-Development & Construction is responsible for all Pre-Development, Due Diligence, Permitting, and Construction activities in a rapid growth team environment building new Medical Facilities across the United States. This position is responsible for applying effective management techniques to ensure timely predevelopment and construction activities while ensuring coordination and communication across all stakeholders for both on and offsite work and completion. Recommends and maintains a network of highly effective and competitive contractors and manages ongoing construction & project budgets to ensure successful and timely completion.
This role is part of a larger coordinated department that fully integrates ongoing Development activities with the real estate, design, construction, and planning teams to ensure program requirements are documented, options are developed, and the best solutions are executed. This role also holds responsibility for understanding key business drivers and developing both short and long-term efficiency strategies based on sound financial and operational needs.
LOCATION : Multi-state travel required, 30-50%, Remote based
Responsibilities
- Responsible for projecting and establishing project schedules, budgets, and tracking and against them.
- Ensures sites are turned over successfully in a timely manner and manages expectations with key stakeholders.
- Maintains collaborative relationships with a network of competent service orientated vendors.
- Manage vendor relationships, providing regular formal and informal performance feedback.
- Coordinate and ensure tracking of Developers
- Oversee both eh Pre-Development and Construction related scope and execution of tasks to ensure timely openings.
- Manage processing, tracking, and release of payments relative to all work performed, contracts and initiatives.
- Participate in punch list site visit at Turnover with MEP Engineers and architectural firms.
- Establish protocol and commissioning SOP for all locations in conjunction with partners.
- Primary liaison for stakeholder support and oversees implementation of all construction needs including contract negotiation, project bidding and vendor award processes.
- Responsible for tracking and measuring against annual construction budgets, at individual project, portfolio, and project initiative levels. Identifies and tracks cost drivers affecting bid and final cost variances from budget.
- Manages project delivery process, ensuring sites are turned over to Facilities Operations in a quality and timely manner and manages expectations with key stakeholders.
- Interacts internally / externally with Senior Leadership, may require negotiation of difficult matters (vendor claims / dispute resolution, budget variance meetings, etc.) and progress updates against plan / budget.
- Responsible for projects from start to finish maintaining high qualitative and quantitative standards of work performance by conveying these expectations to others, holding themselves and others accountable for meeting these standards.
- Responsible for strategic procurement planning, including determining project delivery methods and appropriate contracts to use for a given project. Ensures that bid documents and contracts encompass the complete scope coverage.
- Oversees the Request for Proposals (RFP) process as needed to source vendors.
- Performs bid analysis, details / mitigates potential risks and provides concise recommendation of vendor selection to Executive management team.
- Investigate and recommend cost saving alternatives to all owner supplied materials and construction methods. Value-engineer all conceptual / prototype store designs to achieve cost-effective, efficient and scalable store model(s).
- Direct the processing, tracking, and release of payments relative to all construction contracts and initiatives.
- Create reporting standards to all stakeholders to ensure that store openings, internal and external KPIs and budget targets are met.
- Act as the liaison regarding any design or construction changes during the course of the project.
- Hold pre-construction meetings, inspect construction progress as needed during the course of work, and confirm that work is substantially complete.
- Prepare punch list and ensure they are completed to satisfactorily.
Required Skills
Bachelor's degree required in Construction Management, Engineering, or related field.10 years of experience in Pre-Development and Construction for a Developer, Contractor or Medical group on a national level.Strong knowledge of project management software like Procore or Ingenious.BuildSoftware skills : Proficiency in MS Project, Word, Excel, etc..Exceptional analytical, numerical, and presentation skills with the ability to interpret data and communicate insights clearlyProven leadership and communication abilities with strong organization, time management, and a collaborative, team-first mindsetTravel RequiredProficient in reading and interpreting plans, specifications, and construction documentation.
