Position - Senior Property Manager – Commercial Properties
Location - REMOTE - MUST BE LOCAL TO SEATTLE, WA
Salary Range - starting at $110k+ / year
Schedule - FLEXIBLE
Position Overview
The Senior Property Manager is responsible for directing property management operations for a portfolio of geographically dispersed commercial office and industrial properties including responsibility for tenant relations, budgeting, financial reporting, interior construction, capital improvements, establishing and interpreting operational policies, ensuring compliance with company policy and objectives, ensuring compliance with all government regulations, and providing support for leasing and acquisitions. The Senior Property Manager serves as the primary point of contact for ownership, tenants, and vendors.
Key Responsibilities
Operations & Tenant Relations
- Manage daily operations of commercial office and industrial / warehouse properties.
- Maintain corporate building and storage facility which may involve limited labor including such things as picking up debris / garbage, removing graffiti, etc....
- Assist Family members with boat and other storage requirements as needed
- Work with IT Director to manage company cell phone plans
- Build and maintain strong positive relationships with new and prospective tenants by providing exceptional customer service and responding to inquiries / open issues promptly to ensure satisfaction and renewals.
- Conduct quarterly tenant visits (at a minimum) to proactively cultivate tenant relations and to ensure compliance with safety, maintenance, and appearance standards.
- Administer and facilitate annual tenant surveys and review survey results to implement changes (or provide explanations as appropriate) to address any issues and maintain a positive relationship with each tenant.
- Facilitate insurance and lender property inspections coordinating with inspectors and tenants
Financial & Asset Management
Prepare and manage annual operating budgets and capital improvement plans.Review monthly financial reports, monitor variances, and recommend corrective actions.Identify opportunities to increase NOI through expense management and revenue enhancement.Manage and approve invoice and purchase order workflow in RealPage.Leadership & Vendor Management
Manage vendor relationships and contracts to ensure cost-effective, high-quality service delivery.Oversee capital projects, renovations, and tenant improvements, coordinating with contractors and ownership.Leasing
Ensure all available spaces are marketable and ready for leasing tours.Assist CEO and COO with lease renewals and new leases as required.Assist with developing tenant improvement scopes of work and obtaining budget pricing.Conduct competitive bidding procedures for building services, capital improvements and interior construction to ensure quality and competitive pricing.Oversee scheduling and completion of contract work. Conduct regular site meetings in the field to inspect work and review options to resolve open issues effectively.Review construction documents and proposed work descriptions for accuracy and value creation.Conduct inspections prior to approval of invoices and pay applications.Acquisitions Support
Assist with the due diligence process for potential acquisition of building(s).Perform building inspections and report any concerns to acquisition team.Obtain competitive bids for installation or recurring services as required.Assist acquisition team with coordination of access, new services, building inspections or any other project as assigned.Compliance & Risk Management
Ensure compliance with all building codes, ADA, OSHA, environmental, and safety regulations.Work with consultants to develop and implement Washington State Clean Buildings compliance programMaintain accurate property records and documentation.Qualifications
Bachelor’s degree in Business, Real Estate, Finance, or related field, or at least 10 years of experience working in a commercial or industrial real estate position.10+ years of commercial property management experience (industrial or mixed-use).Proven track record of managing multi-tenant and single-tenant assets.Strong financial management skills, including budgeting, reporting, and variance analysis.Excellent tenant relations, negotiation, and communication skills.Proficiency in commercial property management software (RealPage, or similar).Industry credentials such as CPM, RPA, or CCIM preferred.Requires a vehicle to drive between properties and carry tools as needed.Core Competencies
