Maintenance Lead - Orlando

The Maintenance Lead, under the direction of the Community Manager, will conduct business in accordance with all company handbooks, state and local laws pertaining to the multifamily industry. The Maintenance Supervisor is responsible for providing a safe, secure and attractive living environment for residents, visitors, and staff and assisting the community manager (i.e., Maintenance Technician(s), Porter(s), Housekeeper(s) and is fully accountable for all community operations.
Areas of Responsibility to Include (but not limited to) : Financial
Maintain budgeted expenses throughout the year, identify opportunities to decrease costs and bring reports to Community Manager. Identify opportunities to decrease costs and bring recommendations to Community Manager.
Assist Community Manager with bids processes for make ready, projects, and repairs. Inspect and assess vacancies forrequested apartmentments to be used for business and reporting.
Prevent through the for the abuse of equipment and supplies.
Safety
Learn and ensure compliance with all company, local, state, and federal safety rules. Follow all safety rules andregulations. Report unsafe acts or conditions as and when observed to a supervisor. Follow established guidelines for accidentand injury prevention practices.
Follow all safety first procedures and guidelines for hazardous materials (e.g., crime, fires, floods, etc.). Follow afirst procedures for hazardous maintenance. Report all safety hazards to a supervisor immediately. Meet regularly with staff toensure safety compliance.
Administrative
Conduct regular scheduled inspections of all areas of the property, including common areas and residents apartments. Meet with staff regularly to coordinate work orders and inspect completed work. Stay current and review all company policies andprocedures regularly for updating knowledge and skills. Maintain accurate records regarding all maintenance issues andcorrect them in a timely manner. Develop effective scheduling for all maintenance activities to ensure that there are noimpacts on resident satisfaction, other departments operations or building safety and security.
General
Provide exceptional customer service to all customers and business partners. Perform a variety of functions relatedto the maintenance and upkeep of one or more properties. Ensure a clean and organized work environment and that allwork orders are completed in a timely manner and are of a high standard. Maintain a safe and clean work environment.Assist in the development of future plans in order to minimize future maintenance issues. Promote positive company imageduring all interactions with community residents, prospective new residents and company representatives.
