General Description
The purpose of this job within the organization is to supervise and assist with building maintenance and repair work at City owned and / or operated buildings and facilities.
This job oversees a crew of approximately 10 individuals within the City's General Service department.
Duties and Responsibilities
The functions listed below are those that represent the majority of the time spent working in this job. Management may assign additional functions related to the type of work of the job as necessary.
Essential Functions :
Strives to be efficient and effective at balancing and meeting the common needs and reasonable expectations of core constituents.
Contributes towards the department's mission by continuously striving to meet expectations, strategic goals and objectives.
Assists in establishing expectations, monitoring and evaluating the performance of subordinate employees.
Oversees the maintenance and installation of HVAC PMs on over 150 units throughout the City.
Performs maintenance of floors at assigned facilities; steam cleans carpet; buffs marble floors.
Backfills for maintenance personnel.
Directs the work of General Services employees to ensure work is completed in an efficient and effective manner in accordance with established department policies and procedures.
Requests Purchase Orders for jobs assigned and purchases what is needed for a job; returns any unused material for credit.
Distributes daily work orders and explains the duties that are expected to be completed.
Follows up on and carries out various administrative directives, assists in handling personnel issues, assists in ordering supplies and materials and in preparing budget estimates and reports.
Prepares estimates for the cost of maintenance and improvements, plans and outlines work for subordinates, attends staff meetings.
Meets with City Manager to discuss operations and assignments.
Additional Duties :
Ensures equipment and facilities are in proper working order.
Checks emails, calls, and work orders for facilities.
Assists employees with job duties and tasks.
Receives maintenance requests and work orders; assigns workers to complete these tasks as needed; reports progress to the City Manager.
Oversees purchases of equipment tools and supplies needed to complete work assignments.
Oversees equipment usage and storage.
Makes suggestions on hiring, discipline, promotion, and other personnel management functions.
Performs related work as assigned.

Communications involves the ability to read, write, and speak.
Reads technical instructions, procedures manuals and charts to solve practical problems, such as assembly instruction for tools, routine office equipment operating
instructions; composes routine reports and specialized reports and forms; speaks compound sentences using normal grammar and word form.
Judgment Requirements :
Judgment requirements refer to the frequency and complexity of judgments and decisions given the stability of the work environments, the nature and type of guidance, and the breadth of impact of the judgments and decisions.

Physical Demands :
Physical demands refer to the requirements for physical exertion and coordination of limb and body movement.
Performs medium work that involves walking, standing, stooping, stretching, or lifting all of the time and also involves exerting between 20 and 50 pounds of force on a regular and recurring basis or exceptional skill, adeptness, and speed in the use of fingers, hands, or limbs in tasks involving very close tolerances or limits of accuracy.
Equipment Usage :
Equipment usage involves responsibility for materials, machines, tools, equipment, work aids, and products.
Handles or uses tools or work aids involving some latitude for judgment regarding attainment of a standard or in selecting appropriate items.
Unavoidable Hazards :
Unavoidable hazards refer to the job conditions that may lead to injury or health hazards even though precautions have been taken.
Involves routine and frequent exposure to electrical shocks; heights.
Safety of Others :
Safety of others refers to the level of responsibility for the safety of others, either inherent in the job or to ensure the safety of the general public. (Does not include safety of subordinates).
Requires some responsibility for safety and health of others and / or for occasional enforcement of the standards of public safety or health.
Minimum Education and Experience Requirements :
Requires High School graduation or GED equivalent.
Requires six years of building maintenance experience or closely related experience.
Special Certifications and Licenses :
Preference will be given to individuals with HVAC, plumbing, electrician, contractor's license or other professional certifications.
