JOB TITLE : PROPERTY MAINTENANCE TECHNICIAN

PAY : $17-$20 an hour

SCHEDULE : Monday - Friday 8-5 , weekends and overtime when needed.

JOB SUMMARY : Responsible, under direction of the Site Manager, for maintaining overall efficient operation and upkeep of the apartment community.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties and / or responsibilities that can be performed safely may be required as deemed necessary by supervisory personnel.

• Daily repair and upkeep of the property by satisfying work order requests and completing all associated paperwork in a timely manner.
• Preparation of vacant units for occupancy in a timely manner.
• Care, maintenance, security, and inventory of all supplies and equipment owned or rented by the property and / or management company.
• Responsible for supply and upkeep of all personal tools required by ACPP and its affiliated companies for the Property Maintenance Technician position.
• Cleaning up of work area, tools, and equipment daily.
• Securing all workshop(s) and / or work area(s) at the end of every work day.
• Maintain safe working environments by being aware of and operating within OSHA (Occupational Safety & Health Act) standards to include complying with Material Safety Data Sheets requirements and regulations, complying with all other federal, state, and local safety regulations, and following company safety policies and procedures at all times.
• Maintain a preventative maintenance schedule and ensure preventative maintenance tasks are completed as scheduled.
• Perform periodic inspections of all units and grounds.
• Adhere to the dress code for the Property Maintenance Technician position during all working hours per company policy.
• Maintain professional and courteous conduct with residents, vendors, contractors, and co-workers at all times.
• Regular attendance, overtime, and availability to work on-call for after-hours emergencies and pending property inspections are expected for this position.
