Position Purpose
Directs the day-to-day activities of the Maintenance Department in accordance with current federal, state, and local standards, guidelines, and regulations governing the facility, and ensures the facility is maintained in a safe and comfortable manner.
Required Qualifications
High school diploma or equivalent
Minimum three (3) years’ experience in a supervisory capacity, in a maintenance / plant-related position
Licensed in accordance with applicable standards, codes, and labor laws
Previous experience as a Maintenance Director in a Skilled Nursing or Long-Term Care Facility preferred
Working knowledge of electrical systems, HVAC, mechanical, and architectural systems
Valid driver’s license
Major Duties and Responsibilities
Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs, and activities
Ensure compliance with all federal, state, and local Life Safety Code regulations
Review department policies, procedures, and job descriptions annually and recommend revisions
Prepare and monitor operating and staffing budgets
Train maintenance staff on safety policies and monitor compliance
Direct both preventive and unplanned maintenance (painting, plumbing, carpentry, HVAC, electrical)
Purchase tools, supplies, and equipment within budget and train staff in their use
Supervise and verify services performed by outside vendors
Ensure fire safety program compliance with Life Safety Code and Health Care Facilities Code
Ensure OSHA compliance and required staff training
Assist in the development and implementation of the Emergency Preparedness Plan
Develop preventive maintenance schedules and documentation for facility systems and equipment
Schedule department work hours, assignments, and vacations
Ensure compliance with safety and building codes
Read and interpret blueprints for facility upkeep
Operate and assess technical aspects of facility systems

Maintain confidentiality of resident information
Report noncompliance, injuries, and incidents immediately
Coordinate life safety and emergency drills
Delegate responsibilities to maintenance personnel
Perform routine repairs and maintenance
Conduct regular safety inspections and document findings
Participate in surveys and inspections by external agencies
Develop plans of correction for any maintenance deficiencies

Patience and tact when dealing with residents, families, and staff
Ability to move throughout the facility, bend, lift (35 lbs minimum), and tolerate varying temperatures
Must be able to work weekends, holidays, and respond to emergency call-backs
Ability to cope with physical and emotional stress of the position
Basic computer proficiency (Microsoft Office, Google Chrome)
