Essential Duties & Responsibilities

  • Maintain all community maintenance operations, including service requests and preventative maintenance.
  • Coordinate, schedule, and respond to resident / management requests and work orders.
  • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.
  • Manage and order maintenance supplies inventory while adhering to budget guidelines.
  • Maintain a preventive maintenance program that extends community life and minimizes future repairs.
  • Keep the maintenance shop well-organized and properly stocked while complying with safety and OSHA guidelines.
  • Supervise, train, and schedule maintenance staff; provide performance coaching and evaluations.
  • Deliver excellent customer service and monitor service-request turnaround.
  • Participate in on-call emergency support for the community.

Education, Experience & Certifications

  • High School Diploma or Equivalent.
  • EPA & CPO certification required; HVAC certification desired.
  • Basic computer skills and competency in on-site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.
  • Physical & Work Requirements

  • Ability to move frequently, lift up to 100 lbs, and work in confined spaces.
  • Willingness to work overtime, weekends, and night hours for on-call emergencies.
  • Exposure to outdoor weather conditions and hazardous chemicals.
  • License / Equipment

  • Must have reliable transportation for on-call duties.
  • Salary Range : $35 per hour to $36 per hour.

    Location : Shoreline, WA (or similar; location may vary by property).
