Job Summary
The Maintenance Supervisor is a hands-on, senior-level, on-site role responsible for overseeing all aspects of property maintenance. This includes leading and scheduling the work of maintenance staff, coordinating contractor services, ensuring timely completion of work orders, turns, and maintaining the property in top condition. The Maintenance Supervisor will also oversee preventative maintenance programs, property inspections, and ensure compliance with all safety standards and building codes. Duties and Responsibilities
Supervision & Leadership
- Supervise, mentor, and manage the maintenance staff; communicate assignments and expectations.
- Foster teamwork and collaboration between Maintenance, Property Management, and Leasing staff.
- Develop direct reports and conduct performance reviews, regular 1 : 1s, and oversee corrective actions as necessary.
- Support hiring, onboarding, and ongoing training for maintenance staff.
- Ensure new hire safety orientations and annual safety training are completed.
- Manage schedules, time off requests, and payroll submissions.
- Ensure a focus on resident satisfaction and respond to feedback regarding the quality and timeliness of services.
Property & Maintenance Management
Coordinate and schedule all turns, work orders, contractor work, and preventative maintenance.Take responsibility for vacant units during and after make-ready activity; oversee the full turn process including inspections, vendor scheduling, and completion.Respond to and prioritize service requests; ensure completion of work orders in a timely manner.Track and record work order time, supply usage, and inventory in property management software.Oversee vendors performing landscaping, snow removal, and specialized maintenance (alarms, elevators, pools, fire systems, etc.).Conduct property walk-throughs to ensure cleanliness, safety, and curb appeal.Ensure compliance with permits, codes, and safety regulations.Maintain organized on-site records.Participate in resident events and assist property teams when needed.Technical & Hands-On Duties
Troubleshoot and repair plumbing, electrical, HVAC, roofing, carpentry, appliances, and other building systems.Perform preventative maintenance such as filter changes, power washing, and equipment upkeep.Ensure all equipment is maintained, safe, and properly stored.Assist in emergency situations (e.g., no heat, flooding, power outage).Operate equipment and tools safely.Administrative & Financial Responsibilities
Assist the Property Manager with budgets, ordering materials, and approving expenses.Obtain necessary approvals for major or unbudgeted purchases.Monitor and maintain inventory of tools, supplies, and parts.Ensure compliance with workers compensation reporting and incident procedures.Qualifications
Minimum of three years general residential maintenance experience.Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.Ability to read, write, and follow written and verbal instructions.Proficient computer skills, including property management software and Microsoft Office.Valid drivers license, reliable transportation, and proof of auto insurance.Strong communication, customer service, and teamwork skills.Ability to work on-call, weekends, and after-hours as scheduled.Three or more years of supervisory experience required.EPA / CFC Certification required; CAMT Certification preferred; CPO preferred or ability to secure within 6 months; HVAC or other technical certifications is a plus.Follows instructions, keeps commitments, and meets deadlines.Takes ownership, motivates others, sets an example, and addresses challenges directly.Provides excellent service, responds promptly, and maintains professionalism with residents.Proactively identifies issues, addresses deficiencies and makes sound decisions; resolves conflicts constructively and collaboratively with other departments, as needed.Builds positive team spirit, supports others, and communicates effectively.Delivers accurate, thorough work while meeting time and efficiency standards.Physical Demands
Frequent walking, bending, stooping, squatting, and climbing stairs / ladders.Ability to push, pull, lift, and carry equipment, supplies, and appliances.Frequent lifting : 125 lbs.; regular lifting : 2575 lbs.; occasional lifting : up to 150 lbs. (with assistance / equipment).Manual dexterity for tool use, repairs, and equipment handling.Specific vision and hearing abilities required to complete maintenance tasks and communicate effectively.Work Schedule & Environment
Typical shift : 8 : 00am 4 : 30pm, MondayFriday.Participation in on-call rotation, with occasional evening, weekend, or holiday work required.Frequent exposure to outdoor weather conditions, mechanical equipment, fumes, and loud noise.Benefits
