Commercial PropertyManager
JOB DESCRIPTION
We are looking to selectively grow our team and identify a seasoned commercial property leasing agent / property manager to work with existing staff, managing our growing portfolio of office, industrial, retail and multifamily assets. This individual will be instrumental to helping our firm, our investors, our tenants and the balance of our employees thrive. The ideal person will be reliable, detail oriented and willing to roll up their sleeves to maintain a first-class operating entity.You will be tasked with management associated with our existing commercial portfolio. If you thrive in a fast-paced, self-managed environment, have strong communication skills & maintain a fabulous sense of humor, this could be the job for you.
OBJECTIVES OF THIS ROLE
- Overall client satisfaction and project deliverables
- Forge relationships with contractors, investors and building occupants by executing proactive oversight, maintenance, and problem prevention
- Effectively operate a portfolio of commercial assets
- Prepare specifications and competitively bid on large maintenance projects and service agreements
- Develop and manage annual budgets, schedule expenses, initiate corrective measures
- Manage contractor / vendor efforts to meet spending objectives of budgets
- Approve invoices for payment
- Ensure property / portfolio level spend is on target as set forth in budget
- Develop annual site by site budgets for both operational and capital
- Develop and implement innovative programs, processes and products that reduce short- and long-term operating costs and increase productivity
- Financial report review
- Lease administration
- Tenant and capital improvement project coordination and pricing
- Develop and document policies and procedures for management tasks
- Conducting property visits at appropriate intervals to ensure proper service levels are met
