Olympus Development Company (ODC) is a privately held, vertically integrated real estate development organization headquartered in Charleston, SC with an additional office in Greensboro, NC. ODC focuses exclusively on developing cost-efficient, repeat-design, and attainable housing in high-growth secondary markets throughout the Sunbelt. The firm currently manages nearly 3.5 million square feet of Class A multifamily assets and is pursuing a disciplined expansion strategy targeting substantial portfolio growth over the coming decade.

Now entering a phase of significant growth, Olympus is seeking a proactive Director of Community Excellence to oversee its lease-up and stabilized multifamily properties. This individual will be responsible for all aspects of property operations, ensuring third-party management teams are performing at a high level, properties are operating efficiently, and the digital presence across all assets is accurate, consistent, and compelling. The role is based at Olympus headquarters in downtown Charleston, SC, and requires regular travel to properties (approximately every other week for 12 days) to verify operational standards, provide leadership oversight, and drive performance excellence.

Key Responsibilities

• Lead and mentor property managers, fostering high performance and accountability across all communities.
• Monitor property conditions and proactively resolve operational or maintenance issues.
• Manage the digital presence of each community, ensuring property websites, online listings (Zillow, Apartments.com, etc.), photos, rents, and concessions are accurate, visually appealing, and up to date.
• Oversee vendor contracts to ensure quality, compliance, and cost-effectiveness.
• Track property-level performance metrics and collaborate with senior leadership to meet occupancy, revenue, and leasing goals.
• Recruit, develop, and retain top property management talent, addressing performance challenges proactively and supporting professional growth.
