Important : This position begins with a 3-month trial period. Successful completion leads to a permanent position with equity, increased compensation, and potential base salary for exceptional performers.

Neighborhood Value Plus seeks an experienced Sales Director to establish and lead sales operations for our innovative neighborhood service platform. As the first and only company offering our proprietary service model, we provide the unique opportunity to sell without competition while building toward a leadership role with significant equity participation.

This position starts as an independent contractor (1099) during the trial period, with clear progression to permanent status including potential W2 employment with base salary plus commission for proven performers.

Our innovative model creates significant cost savings for residential communities through a unique methodology that no other company currently offers. We are a team of 6 seeking our 7th member to own and scale sales operations.

Position Structure & Progression

Phase 1 : Trial Period (Months 1-3)

Structure : 1099 Independent Contractor

  • 20% commission on all closed accounts
  • 100% commission-based (no base salary)
  • Flexible schedule (20-30 hours / week)
  • Specific monthly milestones to achieve

Required Milestones :

  • Month 1 : Complete training, conduct 20+ prospect meetings, test all sales channels
  • Month 2 : Build $50,000+ qualified pipeline, schedule 5+ HOA presentations
  • Month 3 : Close 1-2 accounts or $10,000+ monthly recurring revenue
  • Phase 2 : Permanent Position (Months 4-12)

    For Successful Trial Completion :

  • Increased commission to 25% on all accounts
  • 2-4% equity stake with 4-year vesting
  • Employee #7 and founding team recognition
  • Monthly draw against commission consideration ($2-3K)
  • Expense reimbursement for sales activities
  • Continued 1099 or W2 conversion based on performance
  • Phase 3 : Leadership Role (Year 2+)

    For Top Performers :

  • Conversion to W2 employment
  • Base salary ($40-60K) plus commission (15-20%)

    Trial Period (Months 1-3) :

  • 20% commission on closed accounts

  • Typical range : $0-30,000 based on performance
  • Permanent Position (Post-Trial) :

  • 25% commission Year 1 (your accounts)
  • 15% commission Year 2 (your accounts)
  • 10% residual commission Year 3+ (your accounts)

  • Annual earnings potential : $50,000-125,000+
  • Equity Package (Post-Trial) :

  • 2-4% ownership stake

  • Position Responsibilities

    Primary Duties :

  • Develop and execute sales strategies across multiple channels
  • Educate target markets on our proprietary service model
  • Conduct direct sales to homeowners and businesses
  • Present to HOA boards and property management companies
  • Build strategic partnerships with local businesses
  • Create scalable sales processes and documentation
  • Generate consistent pipeline and close new accounts
  • Provide market feedback to inform product development
  • Sales Channels :

  • Direct-to-consumer (door-to-door and digital)
  • B2B partnerships with local businesses
  • Institutional sales to HOAs and property managers
  • Commercial and enterprise accounts
  • Required Qualifications

  • Minimum 3 years B2B or direct sales experience
  • Proven track record closing deals independently
  • Self-starter mentality with minimal supervision needs
  • Comfortable with 100% commission during trial period
  • Valid driver's license and reliable transportation
  • Ability to work as 1099 contractor initially
  • Financial stability for commission-only period
  • Available 20-30 hours per week minimum
  • Portland area residence or relocation
  • Preferred Qualifications

  • Experience selling without competition

  • Door-to-door or field sales background
  • HOA, property management, or real estate knowledge
  • Previous startup or early-stage experience
  • Track record building sales processes from scratch
