Title : Live-In Assistant Property Manager
Reports To : Director of Contracts, Property and Strategic Partnership
Schedule : 30 - 40 Hours per week, flexible to address tenant or building issues on the property, including evenings or weekends.

Compensation : $18.00 plus free use of on-site apartment.
Position Overview :
This position is for a 38-unit single room occupancy apartment community in South Minneapolis. Duties include cleaning of common areas, snow removal, lawn care, security duties, cleaning, maintenance duties, and light office tasks. This is a full-time position of 30-40 hours per week, with possible overtime, with approval from the employee's supervisor. This position is part of a 24 / 7 on-call response team. The employee is expected to flex their hours to meet the needs of the community. This position includes free use of a one-bedroom apartment at the Metro Inn. Tenancy is mandatory for this position.
Position Responsibilities :
The Live-In Assistant Site Manager must be available to live onsite, in a one-bedroom unit on the second floor of the building, accessible by stairs. The maximum occupancy for this unit is 2 individuals, and both individuals must pass a background check.Tenancy is strictly tied to the position. Tenancy in the Live-In Assistant Property Manager apartment ends with the termination of employment.Assists with enforcing lease policies, such as rent payment and issuing lease violations as requested by Management or when the Director of Contracts, Property and Strategic Partnership is unavailable.Cleaning of common areas - daily cleaning and tidying of shared building entryway, laundry room, kitchen, and dining area.Groundskeeping - daily tidying of grounds, including litter pick-up and sweeping sidewalks, lawn mowing, and winter snow removal on building sidewalks.Security - ensuring the building is secure and safe, notifying the Director of Contracts, Property and Strategic Partnerships of any hazards or concerning activity on the property. This may include walkthroughs of the grounds and a review of security cameras.Resident support - assisting residents with submitting maintenance requests, providing general support on how to operate shared kitchen and laundry machines, or with rent payment.Unit Inspections - Assess maintenance issues and ensure compliance with lease terms.Unit turnovers - Completing unit turnover tasks, such as cleaning, painting, shampooing carpets, scheduling contractors or requesting maintenance as needed.Responsible for managing safety and security and responding calmly and competently to emergency situations.Respond to tenant lock-out by providing access through key codes in alignment with Property Management.Thorough knowledge of agency policies and procedures and community expectations.Performs all other duties as assigned.Required Qualifications :
Must pass background check, including Kari Koskinen background check.Great communication skills; verbal and written.Preferred Qualifications :
Minimum of two years paid or unpaid experience in related job duties, including professional cleaning, light maintenance, or security functions. Educational experience in social work or related field will be considered in the hiring process.Experienced in de-escalation tactics.Ability to maintain records such as resident requests, maintenance, cleaning, and inventory.Experience maintaining practices related to safe living and working conditions.Experience with scheduling, as relatable to this role's scheduling of unit turns, move-ins, maintenance, and other elements.Basic skills in Microsoft Word, Excel, and Outlook.This job description is intended to outline the general nature and level of work performed by employees within this role.
