This full-time role is split between two nearby properties : one standard housing community and one HUD / affordable housing community. You’ll oversee operations, resident satisfaction, and financial performance at both properties while ensuring compliance with all HUD regulations at the affordable housing site.
Compensation : $23 - $26 hourly
Responsibilities :
For Both Properties :
- Give engaging tours to prospective residents, highlighting the community’s lifestyle and amenities while following Fair Housing guidelines.
- Follow up with prospects, keep records up to date, and ensure a smooth and efficient application and screening process.
- Collaborate with the maintenance team to make sure work orders are completed promptly and the property always looks its best.
- Coordinate with vendors, schedule work as needed, and review invoices to ensure accuracy and alignment with budgets.
- Accurately process rent payments and maintain organized financial records.
- Keep resident and lease files complete, compliant, and well-documented.
- Send out notices and resident communications in a timely and professional manner.
- Address resident concerns promptly and respectfully, always maintaining a customer-first mindset.
- Promote lease renewals and retention efforts to support occupancy and financial goals.
- Prepare and submit weekly leasing activity reports and monthly accounting documentation.
- Support company initiatives and uphold Sunchase policies and values at all times.
For HUD / Affordable Housing Property Specifically :
Maintain and audit resident files to ensure full compliance with HUD program requirements (e.g., Section 8, EIV, TRACS, REAC inspections).Accurately complete annual and interim recertifications, ensuring all details are properly documented.Apply HUD rent calculation standards consistently and maintain full compliance with HUD notice requirements.Prepare required HUD reports and provide timely, thorough responses during audits or reviews.Qualifications :
High school diploma or GED preferred; additional education in business, management, or real estate a plus.Proven experience as a Property Manager , ideally with one HUD, Tax Credit, or other affordable housing community.Strong working knowledge of HUD regulations, Section 8, EIV, TRACS, REAC inspections, and Fair Housing laws .Prior use of property management and accounting software; Yardi experience a plus .Solid understanding of financial reporting, budgeting, and key performance metrics.Clear and effective verbal and written communication skills.Professional, courteous, and solutions-focused when working with residents, vendors, and team members.Highly organized, detail-oriented, and able to manage multiple priorities across two properties.Flexible schedule, including the ability to work weekends or extended hours as needed.Comfortable touring both properties, including walking the grounds and navigating stairs.About Company
