Overview
Lead Maintenance Technician (46772) at Two Coast Living. You oversee ongoing facility maintenance and repairs to keep the company's multifamily property operating and appearing at its best.
Responsibilities
- Address work orders and other repair and maintenance issues before they escalate into major problems.
- Utilize technical certifications to address HVAC, pool / spa (CPO), electrical, plumbing, and other specialized tasks as needed.
- Be hands-on with day-to-day maintenance activities; set the tone and standard for how work gets done.
- Lead by example and assist where needed, including completing work orders and helping other technicians.
- Manage the Make-Ready board to keep turnover work on schedule; ensure property grounds and facilities are well-maintained.
- Engage with employees and residents to listen, understand concerns, and resolve issues promptly.
- Bring a safety-first approach; train and model proper procedures, including handling of substances per EPA standards.
- Proactively address routine maintenance and general cleanliness of the property, including resident amenities such as the pool and clubhouse.
Details & Work Environment
Full-time, Monday through Friday on-site; occasional on-call hours as set by Property Management.Maintain your own toolkit; may use company-owned or personal vehicle to move about the property or pick up supplies. Required : five-plus years of experience in property maintenance (residential or hospitality) with at least one year of supervising others.Technical certifications in HVAC, plumbing, or electrical; S1 / S2 HVAC certifications are highly desirable.Experience maintaining and repairing HVAC systems; proficient with a variety of tools and materials for residential buildings; strong problem-solving and project management skills.High school diploma or GED (or equivalent) with a minimum of 4 years of relevant work experience, preferably in property management or hospitality; minimum 1 year of supervising two or more employees.Proficiency with Microsoft Office Suite or related software; must have own tools.Strong communications, organization, and time-management skills; ability to work in a fast-paced environment.Valid driver's license to operate company vehicles or for work-related travel.Physical Requirements
Expect to lift or move items frequently (up to 25 pounds; up to 50 pounds on occasion).Able to use hands to handle tools and equipment; good vision; stamina and dexterity; able to move around the property, stand for extended periods, climb stairs and ladders, kneel, crouch, or crawl as needed.Work hours : Monday through Friday 8 : 00 AM – 5 : 00 PM, with on-call hours and occasional weekends as required by Company standards; travel may be necessary.Two Coast Living is an Equal Opportunity Employer.
