Job Title : Maintenance Supervisor
Reports To : Community Manager
FLSA Status : Non-Exempt
Summary : Direct activities of workers engaged in operating and maintaining facilities and equipment in apartment buildings by performing the following duties personally or through team members.
Essential Duties and Responsibilities include the following : Other duties may be assigned
- Inspect facilities and equipment to determine need and extent of service, equipment required, and type and number of operation and maintenance personnel needed.
- Assign workers to duties such as maintenance, repair, or renovation and obtain bids for additional work from outside contractors.
- Direct contracted projects to verify adherence to specifications.
- Purchase building and maintenance supplies, machinery, and equipment.
- Plan and administer department activities.
- Compile records of labor and material costs for operating building and issue cost reports to owner or managing agents.
- Assemble and analyze contract bids to submit and recommend actions to superiors.
- Assist with cleaning and upkeep around the property as needed.
- Assist with unit turns, as directed.
- Attend and participate in regular meetings and trainings, as assigned.
