Position Summary :
The Maintenance Supervisor is responsible for managing all aspects of the maintenance staff on a daily basis. Directs, coordinates and performs routine, preventive and emergency interior / exterior maintenance and repairs to obtain optimum efficiency with practical capital expenditure controls in operations.
Duties and Responsibilities :
− Comply with hotel and general safety procedures in performing maintenance activities.
− Maximize maintenance team potential with a balanced focus on operations, guests and staff satisfaction.
− Maintain the physical appearance and operational efficiency of the hotel including physical, mechanical, electrical and plumbing.
− Oversee the maintenance tasks, work orders and special projects ensuring timely and proper completion.
− Handle all duties according to hotel policies, procedures, internal rules and standards.
− Get daily briefings about extraordinary events to effectively handle all foreseen situations on a daily basis.
− Respond to guests' maintenance needs promptly and ensure guests receive professional, prompt and courteous service to hotel standards.
− Implement and enhance staff training programs.
− Perform proactive preventative maintenance scheduling, follow-through and record keeping.
− Ensure proper records are kept relating to all equipment for the hotel including warranty, repair and service records.
− Perform security, loss prevention and all life safety responsibility checks.
− Inspect premises, guest rooms, linen rooms, laundry rooms, storage, breakfast areas, and public areas to ensure that employees maintain the property's standards of maintenance and SWHM's standards.
− Take responsibility for the cleanliness and safety aspects of the maintenance room, mechanical and electrical rooms.
− Ensure the proper use and periodic maintenance of all equipment.
− Perform daily and weekly property document inspections.
− Complete maintenance work orders from all departments on a timely basis by following hotel standard operating procedures.
− Ensure property, grounds and work areas are maintained to standard and that all safety equipment and conditions are to code.
− Establish and maintain department equipment and supply inventory levels appropriate to property requirements
− Train engineering department staff on correct maintenance procedures and assist in repairs as needed.
− Enforce and control standard procedures for the acceptance, security and return of guest lost and found items.
− Ensure maintenance staff is wearing proper uniforms with a name tag and upholds hotels grooming and hygiene standards.
− Greet all guests in a friendly manner and offer guest assistance when needed and whenever possible.
− Work with all departments reinforcing teamwork with a positive attitude to help increase workplace productivity.
Physical, Mental and Environmental Demands :
− Must be able to walk up and down stairs while carrying objects.
− Requires physical mobility, stamina and being dexterous.
− Must be able to push and pull up to 100 lbs. and carry up to 50 lbs.
− Must be able to bend, reach, kneel, pivot and grip items while working at assigned tasks.
− Must have the manual dexterity and coordination to operate all necessary equipment.
− Must be able to adjust to changing priorities and simultaneously complete multiple assignments despite interruptions.
Skills, Educational Background and Experience :
− High School Diploma or GED required.
− Previous maintenance experience required.
− A team player, yet able to work independently.
− Customer Service Skills and communication.
− Able to complete duties within specified timelines.
− Work cohesively with co-workers as part of a team.
− Ability to work effectively in a fast-paced environment.
