Our client, a property management company in Princeton, NJ, is looking for a Property Manager to join their team. The Property Manager will supervise their Princeton location and liaise with board members, vendors, homeowners, and committees.
This is a full-time, temp to hire position.
Schedule : Monday through Friday, 9 : 00am-5 : 00pm , with monthly Board Meetings after hours.
Pay Rate : $30-32 / hr.
- Perm Salary range is $60-$70k.
Key Responsibilities :
Attend and prepare agendas and materials for both weekly and monthly board meetings. Maintain document and meeting minutes.Coordinate and run annual elections.Provide weekly updates to the Board.Conduct weekly inspections, issuing letters of violations as needed.Handle calls from homeowners for work orders, complaints, and requests. Issue work orders for necessary maintenance on the property.Solicit bids from vendors for services. Oversee vendors work performance daily. Process and approve vendor invoices. Negotiate with vendors per the direction of the Board.Oversee and direct maintenance personnel. Oversee snow removal, coordinating with the Board and vendors. Communicate with the community on clearing efforts.Maintain portal and website documents. Send email blasts.Assist with preparations of yearly budget. Monitor capital reserve and deferred maintenance schedules and make recommendations on a yearly basis.Make recommendations to the Board on maintenance issues, future projects, and potential issues on the property.Assist with audit processes. Coordinate insurance renewals.Qualifications :
5 years of property management experience.5 years of contractor management and negotiation experience.5 years’ experience preparing management reports and board packages.Ability to oversee construction projects.Must be highly organized with exceptional attention to detail.Strong verbal and written communication skills.Strong analytical and problem-solving skills.Ability to work independently and manage multiple tasks effectively.Benefits Upon Permanent Hire :
