Job Title
Performs entry level to journey-level work in one or more mechanical equipment trades; electrical, plumbing or HVAC which includes both skilled and semi-skilled work. Duties involve the maintenance, repair, alteration, and construction of fixtures, equipment, and facilities. Journey workers may provide guidance to lesser experienced team members on specific projects.
Essential Functions
Performs a variety of tasks, including the maintenance and repair of city-owned structures and facilities.
Performs preventive maintenance program duties.
Works and coordinates with contractor's plans and specifications; reads and performs duties from blueprints.
Obtains price quotes for materials.
Maintains logs and records as required.
May respond to emergency service requests which occur outside normal City business hours.
Ensures installations, repairs and maintenance meet the requirements of the appropriate city codes, installation requirements, manufacturer's specifications, environmental protection requirements, OSHA / safety requirements and relevant legislation.
Observes and complies with all safety requirements in the performance of duties.
Operates city vehicles.
Performs other related duties as assigned.
Electrical :
Repairs, replaces, installs, and maintains electrical systems including lighting fixtures, motors, pumps, power disconnects, circuit breaker panels, fuses, photo cells, wiring and conductor raceways.
Tests, troubleshoots, locates, repairs and performs preventive maintenance on a variety of electrical systems, components and devices; utilizes appropriate electrical testing equipment (e.g., amp probe, voltmeters, etc.).
Removes, replaces and / or repairs and installs City light poles.
Troubleshoots and repairs or replaces fire alarms, cameras, card access / readers systems and other security systems.
Disconnects electrical sources, uses lockout / tag-out procedures and current OSHA requirements; reconnects and operates equipment at panel for maintenance purposes.
May read and interpret blueprints, schematics and wiring diagrams and maintains specifications.
Schedules and coordinates work with other departments and contractors as needed.
May assist with HVAC repairs, maintenance and installation as needed.
HVAC :
Performs a variety of tasks, including daily inspections, monitoring and repair / maintenance of all commercial HVAC / Refrigeration equipment in city-owned structures and facilities to ensure systems are running efficiently.
Performs annual and semi-annual scheduled inspections, repairs and preventive maintenance of the Central Plant and other city-owned HVAC / Refrigeration systems to include compressors, chillers, cooling towers, air handlers, boilers and pumps.
Diagnoses mechanical and electrical malfunctions; installs, replaces, or repairs damaged or worn equipment.
Operates, maintains and troubleshoots Building Automated Control Systems and digital electronic HVAC controls.
Coordinates and works with contractor's plans and specifications; reads, interprets and performs duties from blueprints.
Maintains accurate inventory, maintenance records, specifications, documents and financial transactions and records as required by City, State, and EPA.
Responds to emergency service requests, some of which occur outside normal City business hours.
Ensures installations, repairs and maintenance meet the requirements of the appropriate city codes, installation requirements, manufacturer's specifications, environmental protection requirements, OSHA / safety requirements and relevant legislation.
Observes and complies with all safety requirements in the performance of duties.
Performs maintenance and repairs in other trades such as electrical, plumbing and carpentry as needed.
Plumbing :
Installs, repairs and maintains plumbing systems and components. Assembles and installs valves, fittings, pipe, fixtures and other equipment for assigned areas.
Uses a variety of tools and specialized equipment.
Maintains and repairs general plumbing components to include toilets, urinals, faucets, hose bibs, and drains including drainage and storm water systems, fire station interceptor drains and city-owner drinking fountains.
Installs, repairs, or replaces domestic hot and cold water lines.
Repairs and replaces steam to hot water exchangers for major building heating systems and pools.
Repairs and replaces pneumatic steam valves, radiator valves, traps, and steam and condensate pipes.
Repairs and replaces domestic high efficiency hot water heat pumps, chilled water pumps, sump pumps, and sewage pumps.
Installs, tests, and repairs all sizes of backflow prevention devices.
Oversees work of major new installations and associated projects to ensure compliance with city code and best practices.
Interprets and applies mechanical and structural blueprints to plan plumbing repairs and modifications.
Performs miscellaneous job-related duties as assigned.
Maintains logs, records, inventory, service requests, invoices and financial records.
Minimum Qualifications / Special Requirements / Success Factors
Two years of trade school, or college level course work in electrical wiring, refrigeration, HVAC, plumbing or related field, three years of work experience and journey level certification relative to the area of assignment. Any equivalent combination of education, training and experience that provides the required knowledge, skills and abilities is qualifying. One year of relevant experience may be substituted for each year of required education.
