ASSISTANT COMMUNITY MANAGER : The Assistant Community Manager oversees, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will contribute to delinquency management and rent collection to optimize cash flow, and manage all facets of operations in the absence of the Community Manager, including personnel, leasing, maintenance, finance, administration, and risk management. You will supervise property operations and staff to ensure compliance with company policies, safety, and fair housing guidelines.
Essential Duties & Responsibilities
Financial Management
- Post payments and income from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily accounts receivable.
- Monitor and follow up on bad debt, issue late notices, contact residents / guarantors, and file evictions as needed.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident accounts and bill back utilities where applicable.
- Complete end-of-month closing procedures and reporting.
- Maintain accurate records; audit resident files for accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
Personnel Management
Regular onsite attendance is required.Recruit, hire, train, coach, and develop onsite staff using consistent techniques and directives.Provide ongoing training, coaching, and guidance in compliance with Asset training benchmarks.Promote harmonious and high-quality job performance through supportive leadership.Ensure staff compliance with company policies and procedures.Strategic Leasing Management : Ensure effective leasing techniques, follow-up, lease documentation, and accurate reporting systems.Implement marketing strategies per the annual marketing plan.Address resident complaints and requests to ensure satisfaction.Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter).Show, lease, and move-in prospective residents.Administrative Management
Deliver excellent customer service and monitor maintenance service requests and turnaround times.Maintain property appearance and ensure timely repairs through regular inspections and tours.Assist with supervision of all operations-related business functions.Plan and manage property resources, equipment, and supplies, including vendor bids and pricing, and handling service issues.Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred or two years’ housing industry experience, or a combination of education and experience.Ability to use onsite software and basic computer skills.Knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regularly required to stay stationary, stand or sit for prolonged periods, and communicate with others. Tasks may involve repetitive motions of wrists / hands / fingers and handling detailed work.Frequently move about the property and work at varying environments and heights; occasionally ascend / descend ladders and stairs; lift up to 25 lbs; operate vehicles and power tools; work evenings, weekends, or emergencies as needed; and work in adverse weather or hazardous conditions.Compensation and Benefits
Salary Range : $20 per hour to $25 per hour.
