Purpose
The purpose of the Director of Business Development Finance is to maximize the return on the company’s investment dollars by providing fact-based input into development projects and by accurately evaluating and communicating to executive management the financial risk and return of potential business opportunities.
Essential Functions
- Identify and evaluate potential development opportunities in new and / or existing accounts.
- Provide financial input to assist in the selection of concepts.
- Support deal structuring and negotiations on new business initiatives.
- Coordinate resources from Development, Concepts, Operations, and Design & Construction to build comprehensive Business Cases for each project, including detailed operating assumptions, pro forma, and financial risk / return assessments.
- Structure and negotiate business terms for subtenant and joint venture relationships, ensuring legal and contractual compliance and promoting local and minority business participation.
- Participate in negotiations with landlords and potential partners.
- Prepare and present Business Cases for capital approval and Scope Change Authorization Requests (SCAR).
- Lead Senior Managers in conducting Business Case Post Audits to compare actual performance against projections, sharing learnings across Business Development.
- Lead projects related to assigned accounts, such as sales analysis, trend analysis, capital reconciliations, and funding projects.
Reporting Relationship
This position reports to the VP of Business Development Finance.

Developers, Design & Construction, Legal, Concepts, Operations.
Minimum Qualifications, Knowledge, Skills, and Work Environment
Education and Experience : Over 8 years of combined education and professional experience, including :At least 3 years leading a finance team in developing and executing financial / business analysis.8 years engaged in developing and delivering financial / business analysis.A bachelor’s degree related to the functional area can count for 3 years of the experience requirement.An MBA or master’s degree can add 2 more years.Industry experience of 3-5 years in Hospitality, F&B, and / or Retail.Specialized Training
Experience in technical financial analysis skills (NPV, IRR, cost / benefit, trend analysis); computer modeling.Ability to recognize financial and strategic implications of analysis.Experience interpreting legal agreements and in commercial real estate development and multi-location service companies.Additional Skills
Business acumen and understanding of long-term financial planning.Proven ability to create a positive work environment through coaching, development, and leadership.Travel / Location
Up to 25% travel required. Must have a regular presence in F&B and / or Retail Center of Excellence locations.
