Job Title : Senior Construction Superintendent - Multifamily

Position Summary
The Senior Construction Superintendent is a critical leadership role responsible for the daily on-site management, supervision, coordination, and successful completion of large-scale, complex multifamily construction projects, ensuring safety, quality, schedule adherence, and budget compliance. This individual is the primary field representative for the company and must possess exceptional technical knowledge, leadership skills, and extensive experience specifically with ground-up and / or adaptive reuse multifamily construction.
Key Responsibilities
Leadership & Management
- Provide proactive and decisive leadership to the field team, subcontractors, and vendors, fostering a culture of safety, collaboration, and high performance.
- Supervise, mentor, and manage subordinate superintendents, assistant superintendents, and other site staff.
- Act as the primary point of contact for the Project Manager regarding all site activities, progress, and issues.
Safety & Quality Control
Implement, maintain, and enforce the company's comprehensive safety program (OSHA compliance and company-specific policies) to ensure a safe working environment for all personnel.Conduct daily safety huddles, weekly safety meetings, and regular site safety audits.Manage the Quality Assurance / Quality Control (QA / QC) program, ensuring work meets project specifications, construction drawings, and high industry standards.Oversee all municipal and special inspections and testing.Schedule & Budget Management
Develop, maintain, and drive the overall project schedule in conjunction with the Project Manager.Proactively identify and resolve construction issues that could impact the schedule or budget (e.g., RFI conflicts, missing materials, design changes).Manage and coordinate all trade work and logistics, optimizing workflows to meet critical milestones.Oversee the effective use of resources, equipment, and materials on site.Technical & Administrative
Review and fully understand all contract documents (plans, specifications, submittals, and scopes of work).Effectively manage the Request for Information (RFI) process with the design team to ensure timely clarity on construction details.Oversee the installation and coordination of all major building systems (MEP / FP, structural, envelope).Conduct pre-installation meetings and final punch-list walk-throughs, ensuring timely closeout and transition to the property management team.Generate daily reports, progress documentation, and photographic records of the project.Qualifications
Minimum of 8-10 years of progressive experience in construction management, with at least 5 years acting as the Lead / Senior Superintendent on significant ($30M+) ground-up multifamily construction projects (e.g., podium, wrap, high-rise, garden style).Proven experience successfully delivering multifamily residential projectsExpert-level knowledge of building codes, construction means and methods, sequencing, scheduling (e.g., Critical Path Method), and trade coordination.OSHA 30-Hour Certification is required.Proficiency with construction management software (e.g., Procore, Bluebeam, Microsoft Project, Primavera P6).Excellent communication (verbal and written), organizational, and conflict resolution skills.Ability to read, understand, and interpret complex architectural, structural, and MEP / FP drawings and specifications.
