Beginning Salary Range : $120,000-$150,000

About this opportunity :

We are seeking a full-time Director of Preconstruction to join our Colorado team. This individual will lead and manage all aspects of the preconstruction process while working collaboratively with colleagues to ensure quality project delivery, acting in both General Contracting and Construction Management capacities in commercial construction projects.

Job responsibilities include :

• Lead and coordinate the work of the Preconstruction Department.
• Supervise, manage and coach Estimating staff.
• Prepare accurate and comprehensive cost estimates for construction projects, including materials, labor, equipment, and subcontractor services.
• Negotiate contracts with clients, subcontractors, suppliers, and other stakeholders.
• Analyze project plans, specifications, and other documentation to determine project requirements and identify potential cost factors.
• Utilize industry-standard estimation software and tools to generate detailed and competitive bids.
• Collaborate with suppliers, subcontractors, and other stakeholders to obtain pricing and cost information.
• Prepare preliminary construction schedules and coordinate all aspects of preconstruction.
• Review project specifications and drawings to assist in development of bid packages.
• Evaluate bids from subcontractors, ensuring compliance with project requirements.
• Monitor project costs throughout construction process, identify any discrepancies, analyze project expenditures against budgeted targets.
• Collaborate with project managers and other team members to create cost effective solutions.
• Maintain accurate records pertaining to the projects.
• Preparation of detailed reports.

Base pay is positioned within the beginning salary range based on several factors including a candidates knowledge, skills and experience with consideration given to internal equity.
