Summary
Caretakers are integral to the success of our communities and play a key role in maintaining high levels of guest and resident satisfaction. Caretakers are largely responsible for "first impressions" by keeping all interior and exterior common areas and available units of the community clean, pleasant and well maintained. The Caretaker III is responsible for cleaning and office leasing as assigned by the Property Manager.
Essential Job Functions, Duties, and Responsibilities
Maintain clean and orderly lobbies, office areas, elevators, entryways and hallways, including window and floor washing, dusting light fixtures, mailboxes, vacuuming area rugs and hallway carpetAssist with leasing duties including conducting tours, complete paperwork and other administrative dutiesAssist with property marketing and advertising needsAssist with lease renewals, inspections, and communication with residentsMaintain laundry and storage rooms in pristine condition, including wiping down washers, dryers, and laundry tubsReplace light bulbs in the lobbies, elevators, entryways, hallways, or stairwells when necessary.Clean vacant apartments, and prepare them timely for the next residentEmpty all trash receptacles as scheduled and keep grounds free of debris, including the areas in and around dumpstersKeep sidewalks shoveled in the winter, and add salt to remove ice when necessaryPerform any necessary repairs to improve the overall quality of the propertyResponsible for the care, maintenance, and inventory of all supplies and equipment owned by the property and / or management companyTackle heavy cleaning jobs upon requestNotifies supervisor of any resident or safety issues such as maintenance needs, resident issues or changesAccurately complete paperwork such as service request and timesheetsMust wear uniforms, if provided by Employer, during all work hoursInteract positively with residents to maintain high levels of resident satisfactionDemonstrate strong professionalism and integrity as a representative of the communityContribute to cleanliness and curb appeal of the communityComply with all industry Fair Housing rules and regulationsOperate within OSHA (Occupational Safety and Health Act) standards and company safety policies at all timesOther duties as assigned by Property ManagerRequired Skills and Qualifications
Capable of performing the essential functions of the job, with or without reasonable accommodationsAbility to understand and communicate written and verbal directionsRegular attendance, reliability and punctuality is necessary to meet the needs of applicants, new and current residents, guests and outside vendors during regularly scheduled hoursAbility to work nights and weekends, upon requestMust be able to work overtime as neededRequired to work on an on-call basisMust be available on the last and first day of the month for turnsOutstanding customer services skillsWell organized with excellent attention to detailAptitude to work independently with excellent time management skillsEducation and Experience
