Advertised Position Title : Lead Maintenance Specialist III (Painter, Second Shift)
Job Description :
Unique Essential Functions
1. This position guides and advises other maintenance personnel on shift and takes lead in handling emergencies that occur which include fire alarms and calls from Public Safety and other situations that need immediate attention
2. Responsible for training new and current maintenance personnel and takes lead on maintenance projects such as minor plumbing, electrical, carpentry, painting and other related duties
3. Determine amount and type of material required to perform specialized and / or large painting tasks such as patching, preparing touch-ups, preparing surfaces to be coated including cleaning, scraping and sanding, etc... protecting all surfaces not to be coated including taping and covering, etc.. Apply coatings via methods including spraying, brushing, rolling and clean up. Cleanup work area, tools, etc..
4. Perform carpentry work which may include building wood or metal stud walls, installing and finishing drywall and other carpentry-related duties such as ceiling grid and tile replacement and / or installation
Common Essential Functions
1. Perform setup and tear-down of events as needed
2. Perform seasonal duties such as snow removal and ice control
3. Maintain and safely operate power equipment such as saws, drills and other power tools
4. Operate as lead employee of a team working with other maintenance specialists
5. Perform maintenance as needed. Work may include light to moderate plumbing, carpentry, light electrical, light HVAC (ex. filter replacement, coil cleaning, belt replacement, etc.) and general maintenance Work may also include painting, finish work and caulking
6. Perform work on doors relating to installation, function, hardware repair, replacement or modifications
7. Operate all necessary equipment to complete tasks which may include power tools, loaders, dump trucks and other associated tools
8. Perform assigned maintenance and repair tasks in a professional manner and dependable manner following safe work practices and in accordance with national and local codes in the performance of all duties.
9. Operate heavy equipment such as loaders and dump trucks or ability to learn.
10. Perform all other maintenance tasks assigned within skill set.

4.) Ability to communicate both verbally and in writing with others

Minimum Education Requirements :
1.) High School Diploma or equivalent (G.E.D.)
2.) Minimum of four (4) years in building maintenance and trades
3.) Journeyman's card painter, OR equivalent experience in a commercial or professional setting
4.) Must have a valid driver's license and good driving record (must be insurable)
