Maintenance Coordinator
Coordinates daily operations of the building maintenance; including, but not limited to, maintaining all equipment, buildings and property in proper condition.
Responsibilities

- Regularly inspects company equipment, buildings and property; oversees maintenance of property including but not limited to offices, public areas, and equipment through implementation of preventive maintenance program.
- Ability to troubleshoot maintenance issues prior to contacting vendors / contractors.
- Ensures all maintenance and repairs are completed in a timely, cost-effective manner and according to all specifications.
- Capable of organizing and executing tenant improvements and special projects (i.e.- reading blueprints, staging).
- Oversees maintenance of organization's physical operations including but not limited to heating, ventilation and air conditioning, plumbing, and electric systems.
- Positive and prompt response to work order requests from building
- Support Business Manager in the selection of contract services, vendor negotiation of service agreements and monitoring of vendor / contractor performance.
- Monitors and maintains proper inventory levels and purchases necessary supplies within approved budget limits.
- Ensures all fire and safety inspections are completed and any discrepancies corrected; ensures property is in compliance with all safety and sanitation policies, procedures, and

Qualifications
Two to four years related experience or equivalent
Knowledge of ventilation / air conditioning, heating, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills.Understanding of city and state building codes, OSHA requirements, and ADAAbility to manage priorities and workflowWillingness to work within constantly changing prioritiesUnderstanding of Microsoft Office ProductsStrong interpersonalAbility to deal effectively with a diversity of individuals at all organizationalGood judgment with the ability to make timely and sound decisionsAbility to understand any and all safety requirements and cautionsAbility to perform the physical labor necessaryPhysical Requirements
