Senior Maintenance Specialist
The Senior Maintenance Specialist is responsible for ensuring the smooth operation, safety, and appearance of a large commercial campus in Knoxville, TN. This role combines technical maintenance expertise with a strong commitment to customer service, supporting tenants and staff by delivering timely, high-quality maintenance solutions in a professional and courteous manner. The position also requires safe driving skills, as the specialist will occasionally interact with and transport company executives.

ESSENTIAL

Perform minor and advanced maintenance repairs on HVAC, electrical, plumbing, lighting, and general building systems.
Coordinate with external vendors and contractors to ensure quality work and adherence to safety standards when needs arise involving advanced trades repairs.
Serve as a key point of contact for tenant service requests, ensuring prompt and professional resolution.
Maintain accurate records of maintenance activities using Fiix a CMMS (Computerized Maintenance Management System).
Must work independently and manage multiple priorities in a fast-paced campus environment.

Conduct routine inspections of campus facilities to identify and address maintenance needs proactively.
Lead or assist in special projects such as office reconfigurations, seasonal maintenance, and system upgrades.
Ensure compliance with OSHA, local building codes, and company policies.

Safely operate company vehicles and occasionally transport executives or guests to and from meetings, events, or other locations as required.
Respond to after-hours emergencies as needed and occasionally communicate with after-hours security guard with maintenance activities
SUPPLEMENTAL
Strong knowledge of building systems and maintenance procedures.
Excellent communication and customer service skills.
Proficiency with CMMS and basic computer applications.
Valid drivers license with a clean driving record; must be a safe and responsible driver.
Qualifications
Degrees - High School Diploma or GED required. Technical certification or associate degree preferred.
Years of Experience - Minimum 5 years of experience in commercial facilities maintenance.
Certifications / Licenses - Certifications in HVAC, electrical, or building maintenance (e.g., EPA 608, Journeyman License) desirable.
Specialized Skills - Experience in Class A commercial properties or multi-building campuses desirable.
Familiarity working with chillers, air handlers and cooling for network centers.
Familiarity working with life safety equipment and vendors that provide inspections.
Familiarity with energy-efficient building operations and sustainability practices.
Workplace Conditions
Ability to work 40 hours per week and as needed.
Office
The workspace resides in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, fax machines, etc.
PDA Pilot Plant
This job primarily operates in a small scale food manufacturing environment utilizing equipment similar in function as the Chestnut Hill manufacturing plant. In addition, the operating and use environment (GMPs, sanitation, food safety standards, operational documentation) must meet or exceed plant standards.
