Maintenance Technician Location :
- Clearwater, FL- The District at Clearwater Department : Property Management Reports To : Community Manager / Regional Manager Position Overview The District at Clearwater is seeking a reliable, skilled, and customer-service–oriented Maintenance Technician to join our team.
- The Maintenance Technician is responsible for maintaining the physical integrity of the community by ensuring all apartments, amenities, and common areas are safe, functional, and well-maintained.
- This role plays a vital part in delivering an exceptional resident experience and supporting the overall performance of the property.
- Key Responsibilities Perform daily community maintenance, including routine, emergency, and preventative work orders in a timely manner.
- Complete apartment turns (make-readies) to meet move-in deadlines, including painting, repairs, fixture replacement, and cleaning standards.
- Troubleshoot and repair systems including HVAC, plumbing, electrical, appliances, and carpentry.
- Maintain common areas, amenities, and curb appeal standards by addressing landscaping, pool, lighting, and exterior repairs as needed.
- Respond promptly to emergency on-call service (rotating schedule) and resolve issues with professionalism.
- Maintain accurate documentation of work orders, inspections, and inventory of supplies / tools.
- Ensure compliance with OSHA, EPA, and property / company safety policies.
- Partner with management and vendors to coordinate larger projects, preventative programs, and inspections.
- Deliver exceptional customer service to residents by addressing concerns quickly, respectfully, and with a solutions-driven mindset.
- Qualifications 1–3 years of residential maintenance or equivalent trade experience preferred.
- Basic knowledge of HVAC, plumbing, electrical, appliance repair, and carpentry.
- HVAC certification (EPA Universal or Type I / II) preferred but not required.
- Ability to use basic tools and maintenance equipment safely and effectively.
- Strong problem-solving skills with attention to detail.
- Ability to work independently and as part of a team.
- Must be available for emergency on-call rotation and occasional weekends / holidays.
- Valid driver’s license and reliable transportation required.
- Physical Requirements Ability to lift up to 50 lbs., climb ladders, and work in confined spaces.
- Ability to work in outdoor weather conditions for extended periods.
