Role Overview The Design Manager is responsible for managing and fully understanding all building design work as it relates to The Garrett Companies’ range of projects. This person reviews building plans at all stages to verify adherence to Garrett Standards, design intents, potential for value engineering and constructability. In unison with such a review, this person should be able to provide guiding design insight to improve upon the projects that The Garrett Companies develops and constructs. Desired areas of improvement include livability, cost effective design, constructability, and any efficiencies that can be found that will increase leasing, management operations, resident quality of life, development processes, construction processes, and all other issues related to coordinating departments and third parties.
Key Responsibilities Assist relevant staff with the development of The Garrett Companies project design standards in a formal, historical document that can be used by design consultants and project stakeholders. This includes materials and finishes, construction methods, design details and product selections.
Develop and implement a procedure for design reviews.
Review progress designs of all building plan disciplines at scheduled intervals to identify errors and suggest solutions in plan coordination.
Work with 3rd party accessibility consultants and review design documents to confirm compliance with as-built construction.
Work in unison with all departments and serve as the expert resource for building plan design sheets.
Review, approve, or revise Typical Details to improve and standardize.
When required, research current building codes in local markets and help lead design edits to accommodate such.
Monitor apartment design trends (most importantly unit plans) and have a working knowledge of current layouts and design approaches that are being utilized by our peers.
Required Skills And Qualifications Minimum of 10 years experience in a design leadership role.
Must have a passion for design and efficiency.
Successful experience in a similar role.
Proficiency with Revit, Bluebeam, Procore and Microsoft Projects is required.
Excellent written and verbal skills.
Must be consistently detail oriented.
Strong organization skills.
Proficiency in Microsoft Office suite.
Ability to listen and understand intents and goals.
Ability to think creatively and innovatively.
Budget-management skills.
Professional judgment and discretion that comes from experience in working with customer services, internal teams, and 3rd party consultants.
