Position

Community Manager – responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financials, administration & risk management. As the on-site leader, you will supervise property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

• Personnel Management : screen, hire, train, coach, and develop on-site staff; conduct ongoing training and performance coaching; complete weekly / daily office & maintenance staff schedules; address performance problems and take appropriate action; promote harmony and quality performance; ensure policy compliance.
• Financial Management : strive for NOI improvement through cost control and revenue / leasing improvements; develop yearly operating budgets / forecasts; monitor deposits, rent collections, and charges; ensure timely vendor invoices processing; ensure timely property closeout and accurate financial reports.
• Strategic Leasing Management : develop yearly marketing plan; implement leasing strategies; ensure effective leasing techniques, follow-up, and accurate reporting; address resident complaints and requests; implement retention programs; show, lease, and move-in prospective residents.
• Administrative & Maintenance Management : ensure accurate reporting; head emergency team for the property; monitor service request turnaround and maintenance responsiveness; maintain property appearance and regular inspections; manage resources, equipment, and vendor bids; supervise maintenance, construction, and rehabilitation work to ensure quality and timeliness.
• Other : provide direction to on-site teams and ensure operations comply with company guidelines; on-call emergencies as required.

Salary

Salary Range : $29 per hour to $31 per hour.
