Construction Loan Manager
Oversee the complete lifecycle of renovation and construction loans, ensuring compliance with investor, agency, and internal guidelines. Develop and maintain standardized operational workflows for renovation and 2XClose construction programs, including procedures for draw management, contractor approval, and project monitoring. Partner with underwriting, processing, and secondary marketing to ensure file accuracy and compliance with investor delivery requirements. Review and approve draw schedules, budgets, and scopes of work, ensuring adequate documentation and control of disbursement timing. Manage relationships with contractors, appraisers, inspectors, and internal staff to ensure smooth communication and timely project progression. Serve as the primary escalation point for internal departments on renovation or construction-related loan issues. Provide program and guideline training to sales and operations staff, serving as a subject matter expert across all renovation and construction products. Monitor project pipelines, construction timelines, and loan aging reports; identify and resolve delays or budget concerns. Ensure that change orders, inspections, and final project sign-offs meet all investor, agency, and internal standards. Collaborate with QC, Post-Closing, and Secondary to ensure project completion aligns with delivery and servicing requirements. Recommend process enhancements to strengthen internal controls, reduce exposure, and improve operational efficiency. Stay current with industry and investor changes related to construction lending and renovation products, ensuring Novus policies remain compliant and competitive.
Minimum 57 years of experience in mortgage operations, construction lending, or renovation underwriting. Deep understanding of renovation and construction loan products, including FHA 203(k), HomeStyle, Choice Renovation, and 2XClose construction programs. Proven ability to manage multi-phase construction and renovation workflows across departments. Strong underwriting and analytical skills; capable of interpreting contractor bids, budgets, and project risk factors. Proficiency with ICE Encompass and familiarity with secondary delivery and investor submission processes. Excellent communication and leadership skills with a proven ability to collaborate across Sales, Operations, and Capital Markets. Bachelors degree in Business, Finance, Construction Management, or related field (or equivalent work experience).
