JOB SUMMARY
The Make Ready Technician is responsible for performing general maintenance and repairs as well as correcting wall damage and painting properties, as needed, with a minimum level of supervision. The Make Ready Technician will work hands-on as required or directed by the Make Ready Manager to ensure that market-ready, occupied, and preventative maintenance is performed on a timely basis.

ESSENTIAL DUTIES, FUNCTIONS, AND RESPONSIBILITIES
Proactively diagnose and correct maintenance issues, including :Plumbing
Electrical and appliance diagnostic and repair.Basic carpentry.Repair and / or replace broken locks and alarms.Replace broken windows, doors, and screens.Correct paint and wall damage as needed.Cover trim, floors, furniture, and other surfaces with masking tape, drop cloths and other protective coverings to keep them free of paint.
Set up ventilators and other safety equipment to protect individuals from unhealthy fumes.Prepare surfaces to be painted by washing them, filing holes and cracks with putty, and sanding them until they are smooth.Apply primer and other sealers to paint the surface.Mix and match paint, stain, and other finishes to job specification.Apply paint, stain, and other finishes to paint surfaces using paintbrushes, rollers, or sprayers.Remove old finish using scrapers or chemical compounds.Respond to after-hours / emergency calls on a scheduled rotation.Follow OSHA, ADA, and Fair Housing procedures and comply with local, state, and federal regulations.Identify procedural improvements, make suggestions, and assist in implementing changes.Exhibit exemplary attendance and punctuality.Comply with company policies and procedures.Perform other duties as assigned.EDUCATION & RELATED EXPERIENCE
A high school diploma or equivalent GED is required.A minimum of One (1) year of experience in maintenance, remodeling, or construction is required.Proficiency in repairing plumbing, electrical, painting, drywall, floor covering, carpentry, locks, appliances.A valid state-issued driver's license and reliable transportation is required.KNOWLEDGE, SKILLS, AND ABILITIES
Proficient in painting, drywall, and floor coverings.Knowledge of machines and tools, including their designs, uses, repair, and maintenance.Knowledge of the basic practices, methods, tools, and equipment used in carpentry, electrical, and plumbing systems.Use relevant information and individual judgment to determine whether events or processes comply with laws, regulations, or standards.Identify procedural improvements, make suggestions, and assist in implementing said changes.Ability to work and perform in a fast-paced, growing environment with little supervision.Ability to relate to all types of people and levels in and outside the organization.Roll up your sleeves attitude to achieve desired results.Highly organized with the ability to manage multiple jobs at the same time.Ability to utilize an iPad and Microsoft Suites.
