Role Overview

The Maintenance Supervisor is responsible for overseeing the property’s maintenance operations, leading a team of technicians, and ensuring all service requests, repairs, and projects are completed efficiently, safely, and to company standards. This position plays a key role in maintaining a safe, clean, and well-functioning community environment.

Key Responsibilities

• Direct and coordinate the daily work of the maintenance team, including repairs, installations, unit turns, and upkeep of common areas and grounds.
• Recruit, train, mentor, and evaluate maintenance staff, ensuring compliance with company policies and safety procedures.
• Perform regular inspections of the property, identifying hazards, correcting unsafe conditions, and reinforcing safe work practices, including proper use of chemicals and equipment.
• Serve as the main point of contact for vendors and contractors, scheduling and monitoring projects to ensure quality workmanship and adherence to budget.
• Assist with budget planning and manage expenses to keep projects and departmental costs on track.
• Draft project scopes, solicit competitive bids, and oversee vendor work for accuracy, safety, and compliance with requirements.
• Monitor and maintain inventory of tools, supplies, and appliances; place cost-effective orders to ensure adequate stock levels.
• Assign and follow up on service requests and make-readies, ensuring work is completed accurately, on schedule, and in line with company quality expectations.
• Document and close all service requests using Yardi Mobile or related systems.
• Provide hands-on troubleshooting and guidance for complex repairs, including HVAC, plumbing, electrical, and general building systems.
• Maintain compliance with OSHA and all applicable federal, state, and local regulations, as well as company safety standards.
• Participate in company or regional meetings, lead safety sessions with staff, and represent the property at community-related functions.
• Remain available for after-hours emergencies, on-call rotations, and overtime as needed.
