General Summary

Under the supervision of the Regional Manager, the Community Manager is responsible for all aspects of leasing production at an apartment community.

Essential Job Duties and Responsibilities

• Maximize rental revenue by maintaining high occupancy and reducing vacancy loss, bad debt loss, and concessions.
• Lead and supervise leasing / marketing and maintenance personnel.
• Supervise apartment turnover processes, including move-in / out inspections, application processing, and unit make-ready requirements, minimizing downtime and vacancy loss.
• Understand site leasing trends, traffic patterns, and product availability.
• Maintain high standards of cleanliness and maintenance for sales and leasing models, and communicate issues proactively.
• Improve Net Operating Income (NOI) through revenue maximization and expense controls while maintaining the physical asset.
• Recommend rent and fee adjustments based on market changes.
• Review and analyze monthly financial statements.
• Supervise accounts payable, including posting, coding, and approving invoices.
• Administer tenant leases, maintain good tenant relations, and enforce lease terms; ensure proper screening procedures.
• Prepare annual budgets and review financial reports for properties, providing updates to owners.
• Conduct periodic property inspections, maintain property appearance and performance, and address emergency maintenance issues.
• Supervise third-party vendors, evaluate service contracts, and manage bidding processes.
• Perform additional tasks as assigned.
