Overview
Maintenance Supervisor - Allora Eastland at RangeWater Real Estate. Our team seeks a dedicated Maintenance Supervisor to oversee technical and mechanical work ensuring the property meets cleanliness, safety, and functionality standards.
Responsibilities
- Lead and develop the maintenance team; interview, hire, orient, train new hires; manage the Make Ready process in accordance with company policies.
- Respond to resident service requests, diagnose defects, and perform repairs per safety standards, codes, and procedures.
- Inspect work by staff and contractors; ensure materials and services meet quality standards and stay within budget; maintain inventory and assist in budget planning for maintenance and capital expenses.
- Keep up with changes in technology and industry standards; complete monthly Preventative Maintenance (PM) procedures as outlined in policy manuals.
- Provide excellent customer service in interactions with employees, residents, clients, and vendors; uphold safety, cleanliness, and appearance of the property; conduct safety meetings and ensure compliance with safety laws.
- Resolve customer complaints and other duties as assigned.
Work Hours
Schedule : 40 hours per week. Typical site hours (may vary by site) : Monday–Friday 9am–6pm; Saturday 10am–5pm; Sunday 1pm–5pm.
Essential Requirements
Available to work on weekends when scheduled; able to perform essential functions unaccompanied.Flexible work schedule, including evenings, weekends, and holidays; able to perform essential functions unaccompanied.Work in outside elements; able to handle varied temperatures, weather, and outdoor conditions.Qualifications
Education : High School Diploma or GED; OSHA / MSDS knowledge; technical degree preferred.Experience : 1–3 years of supervisory experience; 2–3 years of apartment maintenance preferred.Skills : Strong communication, leadership, and customer service abilities; proficiency in internet, word processing, spreadsheets, and property management software (Entrata / Yardi / OneSite preferred).Licenses / Certifications : Valid driver's license; EPA Type I / II or Universal refrigerant certifications; Certified Pool Operator or Certified Spa / Pool Operator; certifications as required by state / local jurisdictions.Physical : Ability to lift up to 50 lbs with assistance; ability to stand, walk, reach, climb, stoop, and squat; occasional keyboard work.Benefits
