Service Manager

Bellevue, NE

We are seeking a dedicated Service Manager to lead our maintenance and customer service teams in protecting and improving the overall quality, appearance, and readiness of homes for our residents.

This is a full-time, salaried position requiring availability during core office hours of Monday through Friday, 8 : 00 AM – 5 : 00 PM, with some weekend hours possible. Please note, this is a salaried, exempt from overtime position.

Key Responsibilities

• Direct daily maintenance operations by identifying needs, assigning resources, and scheduling tasks.
• Ensure on-time work order completion by providing clear direction, guidance, and expectations to team members and vendors.
• Communicate, coordinate, and negotiate effectively with vendors.
• Establish department goals, strategies, and procedures to meet community maintenance needs, including implementing preventative maintenance schedules.
• Report regularly on budgetary items, maintenance efficiency, and completion metrics.
• Partner with the Inventory Control Specialist to coordinate inventory needs.
• Train staff and enforce safety / liability guidelines to maintain an accident-free workplace.
• Deliver excellent customer service to residents and participate in resident events as needed.
• Provide hands-on assistance with maintenance duties when required.
