Position Summary : We are seeking an experienced and dedicated Maintenance Manager to lead our maintenance team and ensure the optimal functioning of our properties. This role involves overseeing maintenance operations, coordinating repairs, and managing a skilled team of technicians. The Maintenance Manager will ensure that all properties are well-maintained, safe, and compliant with local regulations. Strong leadership, problem-solving abilities, and a commitment to excellence are essential for success in this position.

Key Responsibilities :

  • Work Order Management :
  • Assign and prioritize daily work orders to maintenance staff
  • Monitor quality of work and follow up on escalated issues
  • Coordinate with CAPEX for major repairs and unit turns
  • Ensure timely completion of work orders and tenant satisfaction
  • Preventative Maintenance :
  • Develop and execute preventative maintenance plans
  • Inspect properties regularly to ensure operational efficiency and code compliance
  • Emergency & On-Call Oversight :
  • Manage after-hours emergency response and on-call scheduling
  • Monitor communications to ensure timely responses to urgent issues
  • Staff Supervision & Development :
  • Schedule and assign staff across properties and projects
  • Oversee time entry, hiring, training, and performance management
  • Promote safety, cleanliness, and professional development
  • Property Maintenance & Safety :
  • Conduct property inspections, including for utility usage and seasonal upkeep
  • Ensure snow removal, groundskeeping, and overall site safety
  • Enforce use of PPE and safety protocols
  • Inventory, Purchasing & Vendor Management :
  • Manage supply inventory and place orders as needed
  • Schedule and oversee vendor work, ensuring accurate invoicing
  • Maintain detailed documentation for all purchases and work orders
  • Compliance & Standards :
  • Ensure properties meet company standards and local building codes
  • Enforce Fair Housing laws and company policies across the team
  • Collaborate with other departments to support operational goals
  • Meetings & Communication :
  • Attend management meetings and report regularly to Regional Manager
  • Coordinate across departments to resolve issues and plan projects
  • Building Acquisition Support :
  • Secure vacant properties and assist with post-construction inspections
  • Ensure all new buildings meet safety and security standards
