Position
COMMUNITY MANAGER
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Personnel Management
- Regular / daily onsite attendance is required
- Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Complete weekly / daily office and maintenance staff schedules and assignments
- Address performance issues; document adequately, communicate with direct supervisor and HR, and terminate appropriately when necessary
- Promote harmony and quality job performance through strong leadership
- Ensure staff compliance with company policies and procedures
- Financial Management
- Achieve the highest possible net operating income through cost control and revenue / leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets / forecasts
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges
- Monitor timely receipt, reconciliation, and coding of all vendor invoices
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management
- Develop yearly marketing plan and utilize marketing strategies and systems
- Ensure staffing leasing techniques are effective in obtaining closures and documentation of leases
- Deal with resident complaints, concerns, and requests to ensure resident satisfaction
- Develop and implement resident retention programs
- Show, lease, and move-in prospective residents
- Administrative & Maintenance Management
- Ensure all administrative and leasing reporting is accurate and submitted timely
- Head emergency team for the property and respond to emergencies per guidelines
- Manage customer service and monitor maintenance service requests and responsiveness
- Maintain property appearance and ensure repairs are completed timely with regular inspections
- Plan and utilize property resources economically
- Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and / or training; or equivalent combination of education and experienceCertified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferredAbility to understand and perform all on-site software functions; basic computer skills requiredMust have basic knowledge of Fair Housing Laws and OSHA requirementsPhysical Requirements
Regularly communicate with others to exchange information; may involve repetitive motions; available for overtime, weekends, and night hours (emergencies)Remain in a stationary position or move about to accomplish tasks; may work at various sitesClimb ladders, stairs, scaffolding, and move in various environments; lift / move up to 25 lbs; operate tools and vehicles; work in varied temperatures and outdoor conditionsLicense / Equipment

Compensation considerations include base pay and additional rewards based on experience and qualifications. Benefits include medical, dental, vision, life, disability insurance, 401K with employer matching, and potential bonuses. Full-time employees receive paid sick days and holidays.
