Position Summary
Under the direction of the Regional Property Manager, the Community Manager is responsible for ensuring excellent customer service in daily management, coordinating all aspects of apartment community operations, maximizing cash flow while preserving assets, achieving budgeted NOI, providing a quality living environment for residents, and establishing a positive working environment for property team members. The duties vary with community size and staff responsibilities.
Essential Functions
Financial
- Oversee all financial performance of the property and work towards achieving budgeted NOI
- Maximize cash flow by maximizing revenue, minimizing delinquencies, ensuring timely rent collection, monitoring banking activities and daily deposits, and contacting residents to collect overdue rent
- Ensure all Yardi data is correct by monitoring input and report functions, accuracy and timely preparation of leasing activities, A / R cash receipts, A / P Invoices, statements of disposition, monthly closing procedures, and late fees
- Develop cost saving strategies to reduce budgeted expenses
- Create annual operating budget and business plan with Accounting team and Regional Property Manager
- Review financial statements in a timely fashion, work with the property accounting team
- Prepare variance reports monthly
- Analyze income, expenses, traffic, lease expirations, market rents, delinquency financial statements, and make recommendations as needed
- Recommend and oversee capital improvements, deferred maintenance, and upgrade programs
- Review and analyze bid summaries for purchases, monitor vendor work, and ensure accurate invoicing
- Ensure contracted services and materials are accounted for and work is verified prior to payment
- Process delinquent residents according to policy, collect late fees, and file on units as required
- Serve as property representative in court proceedings under direction of legal counsel
Marketing
Support leasing by leasing apartments, responding to inquiries, qualifying applicants, showing units, and ensuring move-in paperwork is accurateMonitor rental activity, on-site sales, marketing outreach, and advertising plansMaintain knowledge of market and rents to stay competitiveEvaluate and recommend rental pricingManage daily move-in / move-out status and the monthly renewal processTrack traffic sources, prospect status, and improve results through team developmentEnsure residents are on up-to-date lease agreements with correct termsMonitor compliance with Fair Housing, Tax Compliance, and other occupancy-related lawsMaintain shop scores across channelsCustomer Service
Perform daily property and unit inspectionsDirect service operations to complete requests within 24 hours and maintain curb appealSupervise safety and risk management, including monthly safety meetingsReview resident retention programs to meet residents’ needsProvide excellent customer service with a courteous and professional attitudeMaintain availability for emergencies, on-call duties, resident events, and weekendsPersonnel Development
Recruit and select team members per NRP policies and valuesTrain, coach, and mentor team members; provide ongoing feedbackFoster teamwork through weekly meetings and open communicationSchedule employees and audit time recordsProvide feedback on performance and compensation decisionsPerform other duties; may assist at other properties; run errands as neededQualifications
Education : High School Diploma or equivalent; Bachelor’s degree or CPM highly preferred; Tax Credit Specialist (TCS) or HCCP designation preferred
Experience : 5+ years property management experience; 1+ year supervisory experience; working knowledge of applicable landlord-tenant laws, Fair Housing, IRS Section 42 - LIHTC, and related guidelines
Technical Skills : Strong computer skills, especially in Microsoft Office; Yardi experience preferred
Other Requirements : Valid driver’s license and reliable transportation
