This role is based in Tustin, California, and involves coordinating maintenance services, managing warranties, and ensuring seamless communication between vendors, technicians, and residents. Responsibilities :
- Oversee the creation, tracking, and closure of work orders and purchase orders using Yardi systems.
- Coordinate maintenance services by scheduling vendors and technicians for both routine and urgent repairs.
- Monitor the progress of maintenance projects and ensure timely completion while maintaining detailed records.
- Communicate proactively with residents, vendors, and technicians throughout the maintenance process.
- Review and approve invoices associated with purchase orders within the designated approval limits.
- Manage warranty registrations and track expiration dates for maintenance equipment and new home warranties.
- Organize warranty-related repairs by liaising with builders and overseeing scheduling.
- Maintain organized records for community amenities and warranties, ensuring timely updates.
- Address resident concerns and manage expectations during warranty repairs, including potential rent adjustments.
- Strong written and verbal communication skills to facilitate clear and precise interactions.
- Proven ability to manage multiple tasks efficiently in a dynamic environment.
- Detail-oriented and capable of maintaining accurate records for maintenance and warranty activities.
- Prior experience in maintenance coordination or dispatching is preferred.
- Familiarity with Yardi software is a plus.
- High school diploma or equivalent educational background.
- Customer service experience demonstrating problem-solving abilities.
- Proficient typing skills and comfort with computer-aided dispatch systems.
