Our client is a well-established general contractor with over 70 years of leadership in the Mid-Atlantic region. Specializing in Multifamily / Mixed-Use, Sports & Entertainment, and Corporate Interiors, they manage projects ranging from $10M to $200M+. Over the past 15 years, they've steadily expanded their Richmond office, focusing on projects within a 10-15 mile radius. They're now hiring an experienced Project Manager to join their close-knit local team-offering the agility of a small office backed by the resources of a $400M+ GC. This is a high-impact role with real visibility and growth potential.

Job Description

Overseeing and managing all phases of commercial new construction projects from pre-construction through closeout. Developing detailed project plans, schedules, budgets, and scopes of work. Coordinating and communicating with architects, engineers, contractors, subcontractors, and clients to ensure project requirements are met. Monitoring project progress, managing timelines, and ensuring milestones are achieved on schedule. Controlling project costs and managing budgets, including forecasting and variance analysis. Identifying and mitigating risks and resolving issues promptly to avoid delays or cost overruns. Ensuring compliance with safety regulations, building codes, and quality standards. Leading procurement efforts including bidding, contract negotiations, and vendor management. Preparing and presenting regular status reports to senior management and stakeholders. Managing onsite construction activities, supervising project teams, and coordinating subcontractor performance. Facilitating project meetings, maintaining project documentation, and handling change orders. Driving continuous improvement and efficiency in construction processes. Fostering strong client relationships and serving as the primary point of contact throughout the project lifecycle.

The Successful Applicant

Minimum of 5 years' experience managing commercial new construction projects. Strong knowledge of construction processes, building codes, and safety regulations. Proficiency with project management software and tools (e.g., MS Project, Procore, BIM). Excellent leadership skills in supervising teams and subcontractors. Strong budgeting, scheduling, and cost control abilities. Effective communication and negotiation skills with clients, vendors, and stakeholders. Ability to manage multiple projects simultaneously while maintaining attention to detail and meeting deadlines. Bachelor's degree in Construction Management, Engineering, Architecture, or related field (preferred). Relevant certifications such as PMP, CCM, or OSHA 30 (a plus).
