Pay : $19.00 - $21.00 per hour.

Job Overview :
RE / MAX Rental Resources is seeking a detail-oriented and self-motivated Property Inspector to join our team. In this role, you will conduct inspections of vacant and occupied rental units, documenting their condition through photos, videos, and written reports. You will also monitor the maintenance and compliance of units, ensuring they meet necessary standards. The ideal candidate will have strong mobility, a keen eye for detail, and the ability to work independently in a variety of weather conditions.
Key Responsibilities :
- Unit Inspections : Conduct property inspections on vacant and occupied rental units. Document the condition of each unit through photos, videos, and written reports, using company-issued devices.
- Maintenance Monitoring : Inspect HVAC filters, smoke detectors, and carbon monoxide detectors, replacing or updating batteries and filters as necessary.
- Compliance Inspections : Attend City of Columbia and CHA rental compliance inspections. Make notes on any required actions to maintain rental compliance standards.
- Reporting & Documentation : Create detailed reports after each inspection. Upload photos, videos, and notes to our property management software (Service Fusion) on the same day.
- Property Maintenance Coordination : Relay any property issues or needed repairs to the maintenance team, ensuring issues are promptly addressed.
- Effective Communication : Maintain clear communication with management, tenants, and team members, keeping everyone informed about the status of inspections and any maintenance needs.
- Service Tracking : Follow a fast-paced schedule to manage your appointments and stay on track.
- Tracking Protocols : Adhere to and actively promote company tracking protocols and procedures, including using data for billing confirmation, emergency response optimization, safe-driving habits, and recording driving data in case of an incident.
- Problem Resolution : Evaluate situations as they arise and promptly inform the appropriate team members. This may involve submitting work orders or contacting supervisors for emergency situations.
- Additional Duties : Perform any other duties as assigned by management.
Minimum Qualifications :
Driver’s License : A valid driver’s license and corporate-insurable driving record are required.Experience : Prior experience in property inspections or property management is preferred.Skills :Strong communication, organizational, and time-management skills.
Ability to work independently and efficiently with minimal supervision.Proficiency in Microsoft Office, Outlook, and basic computer applications.Physical Requirements :Ability to repeatedly enter and exit a vehicle (up to 10 times a day).
Extended periods of walking, as well as climbing or descending stairs of varying heights, widths, and styles.Repetitive movements such as typing, dialing phones, and speaking on the phone.Education : High school diploma or GED preferred.Additional Requirements :
