JOB SUMMARY :
Jamestown is seeking to hire an Asset Management Analyst to join Jamestown’s Analyst team. This position is based in Atlanta. Analyst will perform Asset Management duties while gaining exposure to various departments by working closely with the following teams : acquisitions, capital markets, development, fundraising, legal, marketing, and property management. The Analyst Program is designed to be a dynamic learning experience and will include both structured training exercises and on the job training.
RESPONSIBILITIES :
Build and maintain financial models in Excel and Argus as directed by senior professionals for existing portfolio assetsReport on property performance and evaluate quarterly appraisalsProduce annual strategic business plans and work with property team to produce annual budget and future cashflow projections for existing portfolio assetsAssist with the lease negotiation process for prospective tenants and conduct lease analysesEvaluate the feasibility and upside opportunity associated with potential value-add projects at the propertyContribute to the production of Investment Committee memorandaReview and abstract governing documents, including partnership agreements, loan agreements, leases or other legal documents, as requestedAssist in conducting market research as requested, including building lease and sales comparable spreadsheets and mapsAssist in production and execution of marketing events held at a portfolio propertyCreate and maintain network file folders, and organize pertinent asset-related documents withinSolicit bids and coordinate service work from third-party vendors and service providersAccompany senior professionals on various trips to existing portfolio assetsIf applicable, work with senior professionals on capital transactions including the financing / refinancing or disposition of an existing portfolio assetREQUIRED KNOWLEDGE, SKILLS, AND ABILITIES :
1-2 years of experience or a recent graduate with demonstrated high degree of academic success; factors considered include CPA, SAT / GMAT, class rank, professor recommendations, etc.; andWorking knowledge of real estate and financial analysis, including advanced Excel modeling and proficiency in Argus; orAny combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.
