Property Maintenance Supervisor - Santa Ana Area

Job Description : Quality Management Group seeks a skilled and dedicated Maintenance Supervisor Technician for our affordable housing communities in the Santa Ana, CA area. In this vital position, you will be responsible for ensuring the safety, cleanliness, and optimal functioning of all community spaces and apartment homes. As the Onsite Maintenance Technician, you will live onsite and play a key role in supporting resident satisfaction, completing timely repairs, and maintaining high standards for property operations.
Responsibilities
- Timely coordination, execution and thorough documentation of completion of all common area and unit repairs, including physical systems maintenance and monitoring of interior and exterior components of the property.
- Administrative accountability for use of mobile and fixed computerized applications to ensure work assignments, progress, forecast and history are thoroughly documented to support fiscal goals.
- Direct supervision of Maintenance Technicians, Porter / Groundskeeper and / or Housekeepers; accountable for property maintenance and janitorial operations within budget parameters for Repairs and Maintenance, Unit Replacement, Contracted Services, and Capital Repairs.
- Maintain property operations in a safe, clean, and attractive condition; identify, document and repair health and safety risks; coordinate third-party repairs as needed.
- Record, track, assign and complete Yardi work orders for common areas and residential units within established timelines; manage maintenance shop and storage areas; maintain inventory within budget.
- Coordinate with the Community Manager on annual apartment inspections and assist with scopes of work for outsourcing third-party repair projects.
- Forecast and schedule short- and long-term capital repair needs; stay informed on current vendor contracts and relationships; handle after-hour, weekend and holiday emergency repairs.
- Other duties as assigned.
Essential Responsibilities
Property Operations : Maintain all property areas in a safe, clean, and attractive manner; identify and repair health and safety risks; coordinate third-party repairs when required.Maintenance Scheduling and Documentation : Record, track, and complete work orders; ensure timely completion and reporting.Team Oversight : Directly supervise Maintenance Technician and Porter / Groundskeeper; participate in hiring recommendations; coordinate with Community Manager.Compliance and Safety : Follow Fair Housing and Harassment Awareness guidelines; promote a safe work environment and OSHA / SDS compliance.Financial and Administrative : Manage parts and supplies inventory within budget; understand and apply expense controls for Repairs and Maintenance, Unit Replacement, Contracted Services and Capital Repair budgets.Qualifications and Experience
Minimum of a high school education or equivalent.Minimum five to seven years of related maintenance experience and / or training, or equivalent combination of related experience and education.Thorough knowledge of Fair Housing and Harassment Awareness policies; proficiency in verbal and written communication and computer skills.Must possess a valid California Driver License; ability to work on-site; ability to supervise teams; strong problem-solving skills; basic math; and ability to read and speak English.Proficiency in carpentry, plumbing, painting, electrical, masonry, drywall, fencing, concrete, appliance repair and some HVAC; ability to read and interpret specifications; knowledge of water and gas meter shutoffs and sewer cleanouts for common areas and units.Physical Demands
Exposure to varying weather conditions and temperatures; noise levels ranging from moderate to loud.Regular use of hands to grip and operate tools; frequent movement throughout the property; occasional lifting up to 50 lbs; climbing, bending, kneeling, and crawling.Ability to operate computers and handheld devices; appropriate vision and audio / verbal communication with residents, employees, vendors and supervisors.What We Offer
