Responsibilities
As an Operations Engineer with Hines, your duties will encompass operating, maintaining, troubleshooting, and repairing building equipment and systems. The engineering team upholds health and safety standards and fosters a hospitable environment reflecting responsible stewardship and well-being. Responsibilities include, but are not limited to :
- Perform preventative maintenance on mechanical, electrical, plumbing, and HVAC equipment in alignment with Hines\' service level standards.
- Support the engineering team in delivering Hines\' Hospitality Standards, ensuring a best-in-class, client-centric experience across the property.
- Troubleshoot operations failures and re-establish building services under minimal supervision.
- Supervise maintenance work as needed, in accordance with the firm\'s leadership principles.
- Identify, enforce, and assess safety hazards and risks.
- Safely operate the facility in accordance with all applicable government and regulatory requirements.
- Respond to tenant inquiries in a timely and professional manner.
- Assist Building Management team with emergency situations (e.g., fire alarms, chemical spills, hazardous conditions) and take appropriate actions.
- Maintain cleanliness of the equipment rooms, shop and property.
- Perform other duties as assigned.
Qualifications
Minimum Requirements include :
High school diploma or equivalent from an accredited institution.Two or more years of commercial HVAC or related experience.Passion for maintaining health and safety standards while creating a hospitable and welcoming atmosphere.High degree of emotional intelligence with proven ability to think creatively in all job responsibilities.Solution-oriented with strong analytical skills.Maintain composure and professionalism at all times.Exhibit leadership and mentorship abilities in guiding personnel under your supervision.Understand and demonstrate strict adherence to safety policies, practices, and procedures of the company and the assigned property.Knowledge of building systems and their operating sequences, strategies, and best practices.Proficient computer skills to administer and implement changing requirements within engineering programs.Ability to read and understand instructions, including equipment manuals written or spoken.Ability to use testing equipment and devices (multimeters, pressure / temperature devices, airflow measuring and leak detection devices).Aptitude for mechanical systems and computer-controlled equipment.Knowledge and proper use of basic hand tools and power tools.Ability to communicate effectively in English, verbally and in writing.Ability to perform work using proper PPE.If required licenses or permits are not currently held, obtain them within six months of hire.Work approximately 90% indoors and 10% outdoors.Ability to travel between floors and buildings, with physical activities including walking, climbing, bending, kneeling, lifting, and working at heights with varying temperatures.Must be able to move, lift, carry, push, pull, and place objects over 25 lbs. without assistance.Good sensory abilities and vision requirements (color, depth, distance).Stand for extended periods (minimum 8 hours).Meet shift requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.At Hines, we strive for excellence as a leading global real estate investment manager, driven by our belief that real estate is fundamentally about people.
