Responsibilities
Performs routine installation, maintenance and repair of the chilled water and steam distribution system including piping, valves, expansion joints, steam traps, steam control stations, condensate receivers and associated pumps by developing and receiving work orders; communicating with the Call Center and the supervisor.Planning, inspecting, verifying, communicating, and problem solving chilled water and steam distribution issues.Taking personal initiative to correct any problems.Ensuring that all assigned systems are in safe working order and compliant with national and local codes and regulations while exhibiting professionalism in conduct, appearance, and work practices and developing and maintaining strong customer service practices.Performs routine planned maintenance inspections of the high pressure steam and chilled water distribution systems by developing or implementing a planned maintenance schedule for all systems, physically observing systems, communicating problems to appropriate personnel, and making recommendations regarding the planned maintenance program to provide for, as well as assist in, corrective action prior to necessary emergency action.Conducts on the job training with other Energy Services personnel in best practices and proper procedures for conducting inspections.Operates and maintains auxiliary campus boilers by checking to ensure that proper operating parameters are maintained, performing routine maintenance and repair when necessary, and recording pertinent data and information.When required as a back-up to the supervisor, supervises steam crew personnel in assigned buildings that are responsible for the routine installation, maintenance and repair of the chilled water and steam distribution systems by following through with supervisor instructions; assigning specific duties to employees; reviewing employee work assignments; monitoring labor hours and materials; ensuring safety, productivity, and cost effectiveness; providing direction and on-the-job training; and submitting labor sheets and leave slips.Attends meetings and training events related to customer service, safety, and continuous improvement.Assists with the Facility Services inventory control by requesting, receiving and monitoring maintenance supplies, materials, and tools from Consolidated Supplies and outside vendors following established policies.Maintains accurate daily time sheets and records on all scheduled and emergency repairs performed on related systems.Performs other related duties as required.Qualifications
Job Related Minimum Required Education And Experience : Requires job related accreditation from a technical school or an applicable skilled trades program and 3 or more years of job related experience, which may be substituted by an equivalent combination of job related certification, training, education, and / or experience.
Required Certification, Licensure / Other Credentials : Must possess a valid drivers license.
Preferred Qualifications : High school diploma and six years experience in the operation, maintenance, and repair of a large steam and chilled water distribution and air conditioning system.
Knowledge / Skills / Abilities : Have the ability to lead by example, solve problems, take initiative to provide services, develop strong customer relationships, measure cost and performance, keep accurate records, communicate effectively, develop proper procedures, define actions to resolve specific problem situations, communicate to management, and prepare reports. Employee must use initiative and be proactive in discharging duties.
